Good afternoon future client,

I unfortunately do not have any new listings in the area that you were interested in to e-mail to you, so I wanted to let you know that the housing industry may be changing soon. With the new “Help Program” that Washington is currently speaking of, we may see many home owners that are under water with their home loan hold off proceeding with a short sale, believing that this new program will help them keep their home (this is highly doubtful). This will create a market of Traditional sales and REO’s sales available and this condition may also create a seller’s market since there will be less home’s to choose from on the open market.

Because of this changing condition I think it is very important that we to take another look at your plans to find your Dream Home, before it’s too late.

First off let’s look at when you are planning to purchase a new home….

1 to 3 months?

4 to 6 months?

Remember most proof of funding letters are valid for only three months, so if your plans exceed three months you may want to hold off on getting your POF letter and looking at properties until it is the right time for you. Don’t hesitate to tell our agent this; he will be here waiting when the time is right.

If the time is right for you before you enjoy a few great home tours you will need to have a Proof of Funding letter from the bank of your choice. Please note if you are planning on a FHA backed loan not all banks can handle this (ask them up front). If your choice of banks cannot handle FHA backed loans let us know, we can suggest loan officers that are qualified in the FHA backed loans process.

Once you have your POF letter we your agent now know the proper home price range to explore.

In the month of January, 2012 there were 17 homes listed and a total of 17 homes sold

(That is 100.00% sold according to the Bay East MLS Statistics Report)

For January 2012 the avg. list price sold was down to $294,108 and the avg. sale price sold was $288,894

The sale price/list price ratio is 98.23%, (down yes, but it could be worse).

The avg. days on Market sold was 31

The Pct. of expired listings is 5.88%, (Looking pretty good)
