This past monday, the "Coleman Company" announced plans to become part of a new logistics center already under contruction by reaching agreement with a commercial developer to build their facility planned to be larger than 1,000,000 sf and bring employment exceding 200...... and this is just the beginning. Well, its another day in the real estate business here in Kansas City. 10 degress outside, snow on the ground and freezing weather forecast to return tomorrow. I would like to say that business is slow but its really non existant and has been for several months. This down turn has lasted so long that its a struggle to stay interested but that must be done. I thought dealing with new home buyers and city planners was a challenge but now that buyers are no where to be found I'm left wishing for those past problems. Today, it's dealing with concerned bankers who want and need more liquidity at a time when that's very difficult if not impossible to provide......but provide it you must if you want to stay in business. As I wrote yesterday, "this too shall pass" and while it's a struggle, better times will soon arrive because we live in the greatest country in the history of man kind. Gotta keep pushin'.
I was recently asked about a "normal market". Well, it would be the exact opposite of what we're dealing with currently. :-) A balanced market can be described as an equal number of sellers and buyers who are ready willing and able to buy. Most markets are not static and tend to move around such as when new product (new development) is brought on line or a company moves more employees to your market than available homes. Right now there's much more product than buyers which I believe will soon begin to correct. That will happen once buyer confidence has returned and buyers don't fear buying today only to find out tomorrow that there purchase is worth less. I think we're getting close to that now so stand by because things are gonna get better.
When will the real estate business get back to normal? We probably all ask ourselves that every day. I've been in the real estate business for over 30 years which ....... could actually indicate my lack of intelligence. But I happen to believe the United States is poised for a mild to strong housing rebound in the spring 2009. I conclude this for several reasons but consider the following:
1. We have a new president (like him or not).
2. Mortgage interest rates are very attractive.
3. New home inventory continues to decline.
4. New home formation continues (colleges are still graduating students and immigration, although reduced is still going on)
5. Our federal governement is and will continue to pump serious amounts of liquidity into the economy.
6. Our government is working on ways to improve existing home values.
Given all these factors, I believe there's a "perfect storm" brewing for a strong housing recovery in early 2009. So!.....enjoy the holiday season and look forward to spring because you are going to be busy. Those are my thoughts as it snow here in Kansas City and the temps outside are 10 degrees about zero.
