Don't Forget to Engage the Appraiser!

The year is almost over and unlike many of my fellow realtors, I have not had one low appraisal on my listings. Why is that? The market is so tight and prices are falliing. Most of my sales come from someone else selling my listing. I think the reason could be that I always meet the appraiser at my properties and bring them surveys, plats, comparables, a copy of the contract and anything else I think will help them do their job. I never tell them to use my comps, but I simply suggest that they may help them. I ask questions about the market and specific appraisal questions I need information on. I make them feel important and respected. I have done this ever since the early 80's and have never stopped meeting them at the house, even in the good markets. They are such an important part of our transaction and with all the new guidelines they face, sometimes a little help goes a long way. Just a few minutes ago, one of the appraisers called me back to apologize for not getting the report turned in on time. It was a real tough one. But he wanted to tell me he had worked long and hard and done his best and was able to get contract price even on this unique property with 20 acres with a contemporary split foyer.
