Anyone living in a "college town" knows what the meaning of "TURN OVER" time. At the end of each semester, you have students moving in and moving out....Turn Over Time.
Property management companies that deal with rentals know this is their high stress season. But, I don't want to talk about rentals, let's talk about the Residential Real Estate Market in Gainesville FL.
Today was Graduation Day for the University of Florida. You can't get a hotel room in town this weekend, and you will be waiting for tables at most of the restaurants in town too. I spent my day showing homes to buyers from St. Pete. They are looking for a single family home in a nice neighborhood that is close to UF/Shands for their sons that are starting school here soon. It was a great day! In one neighborhood we saw a very happy family celebrating graduation with a lawn party....they were Very proud parents.
Turn Over Time is true for working professionals, administrators, and faculty too. It's not just students that move in and out of Gainesville. We Like to Call it GATOR NATION.
Next month will be Graduation Ceremonies for post graduate studies too. We have a Medical School, Dental School, Veterinary Medicine, Law, Pharmacy, and the list goes on. As each class graduates and moves on in their careers, then others roll into Gainesville to start their careers or advance in their fields. All of these things STABILIZE our local real estate market.
Oh, and don't forget that another strong foundation for our real estate market in Gainesville is the large medical network. There are three large hospital networks: SHANDS, North Florida Regional Medical Center, and the VA Medical Center. So many medical professionals, doctors, nurses, and technicians move to and from Gainesville each year as their careers move along.

Annually, thousands of visitors come to enjoy Cedar Key's Old Florida Celebration of the Arts in April, the Fourth of July Celebration, the October Seafood Festival, and our newest festival - the Nature Coast Wildlife & Birding Experience held in the fall. Smaller events take place throughout the year including the Cedar Key Star Party, fishing tournaments, boat and kayaking events, nature tours, and community civic and church activities.
