The Mueller Development in Austin is doing surprisingly well if you talk to the developers, Catellus. The Austin American Statesman did just that and featured the development in a weekend feature.

Sales Are Picking Up at Mueller
Whereas walking into one ofthe builders' models at the end of 2008 (David Weekley, Meritage, Streetman and Standard Pacific all have models open at Mueller) would have been a scene of high inventory and price cutting offers, the picture is different now.
The builders I spoke to yesterday are all seeing an upswing in sales, despite there being somewhat of an affordability gap around the median Austin home price:
The affordability gap
The affordable program at Mueller helps families earning less than 80% of the Median Family Income to buy a home, (less than 60% of Austin Median Family Income to rent a home) and prices for these homes are around $130,000-$165,000.
After this price point, comes a single home from Meritage, the Applewhite, at $219,000. These are all sold out until Phase III - perhaps building at the end of 2009.
Above this the homes start at $250,000 - David Weekley 2 bedroom townhomes, and $261,000 - Meritage yard homes. The prices go up from there, to $1.2 million dollar custom homes.

Inventory and To Be Built
There are still inventory homes available in most price ranges, with to be built home taking anywhere from 5 to 8 months for construction. The luxury apartments at Mosaic are aiming for completion this month (including some affordable options) so there are plenty of options for living in the new urban village.
