It is the Christmas Season, the most wonderful time of the year. I love all the music,
the lights , the trees, the snow ( well not in Denver Metro thus far, yet a bunch in the Mountains !!!)
and the feel of love , confort and joy. It seems we all do the know the reason for the season , yet it
seems the commercial sector of this world does love to collect on the season of giving. I myself
really do believe this is the best time of the year. On the music part, one of my fav's is -
Do You Hear What I hear ?

It is a great song on what we are really celebrating this time of the year. Please see the
words and song below. The lyrics are simple and it has a catchy tune which makes it a
favorite among adults and kids alike. It uses imagery from the nativity scene and describes
how everyone and even the forces of nature rejoiced at the birth of Baby Jesus !

As the words in the song concludes.. I pray this blog / song brings you goodness and light!!

This is a wonderful time of the year, yet it seems many people shelf the idea of buying and seling Real Estate this time of the year. I myself have seen incrediable deals in November and December. One of my REO broker buds told me "this is their best time of the year". We figured it was due to the lack of inventory by the private sector. I therefore, think it is important for us to encourage buyers and let them know...it is really a great time of the year... to buy. I have found those buyers who look now, are serious, they are focused and know what they want. The homes on the market..this time of the year ...are good listings...motivated is the word !!!

So to all ...Tis a great time to buy !!!

Twas the month before Christmas, when a few scurry around like a mouse.

A few smart shoppers , were looking at a houses.

The low 4% interest rates.. had made them look with care

In the hopes that St James place, who soon be theirs.

Their Children were choosing which room for their bed

While dads' visions of a great interest rate danced, in his head

And Mama in her kitchen and a child on her lap

Had just rested, for they had a low interest rate and cap.

When an intelligent lender proposed such a flutter

All sprang from their chair to see was the matter

Away to the table, they flew like a flash

Tore open their file and prayed for more cash

All rooms had a great view of the new fallen snow

Gave the luster of a great day to purchase below

When, what to their wondering eyes a did appear

A sweet REO listing, all shouted with cheer.

With an awesome Realtor to react so quick

They new in a moment they could...buy in a lick

More rapid than eagles with no one to blame

And they all whistled and call out some names

Now Lender, Now Appraiser and processor too

On title, On Docs, on with the big blizzin

To the top of pile with their loan with no call

Now dash away, Dash away all

As dry documents were ready to sign

The buyers were ready to meet and sign on the line

So all flew to the closing table

To close the deal with a lady called Mable

So they closed on their new home that day

Knowing it was a great time buy with little to pay

They had confidence they made a good buy

And live happy ever after... they all let out with a sly...

So you’re thinking about buying or selling a property. Rather it be in Colorful Arvada, Colorado
or fabulous Fort Lauderdale, Florida, remember to breathe. Buying and selling properties can
be emotional. One of the best ways to smooth the process is to get together with
professionals with a proven track record. The two most important professionals along
the path will be your Real Estate Broker and your Mortgage Broker.

The first thing I would do in purchasing a property in another city, would be
to find a great agent. I would ask friends and family for a referral first. If I couldn’t
get a referral there I would go to the Certified Residential Specialist web site.
These agents are the best of the best. I'd arrange a meeting to meet a few agents
and look for the right fit. Once I have teamed up my Real Estate broker ,
I would ask them for a referral to a mortgage broker they know, trust and have had success with.

Once I have these two pro’s on board ,I ‘ld go property shopping .
So remember buying and selling real estate can be fun with the right people.

Last week I was talking with my nephew. He is in the construction industry, here in Denver Colorado.. We were having a great discussion on ... HOW IS IT POSSIBLE....We had several how is it possible.. topics. If you have the answer, I ‘d appreciate the answer to theses questions:

How is it possible ....

1. To have scrap metal pulled from a structure here in the states, cut up into smaller pieces and shipped over sea. The metals are then re fabricated, shipped back to the states and resold here in the states.. How is it possible with all the shipping, taxes and cost to fabricate... to have this re fabricated metal cost less then being able to be processed in the states?

1. To have elected Officials / Politian's buy their way into office by having the money to over power their opponent?

1. To make commitments to people and then not do what one commits too.?

1. To have almost 40% of the working people in the States.. Working for the government ?

1. To stay on Welfare for two years ?

1. To have gas / oil companies lobby against mass transit and fuel efficient cars ?

1. To not buy a home at 4% with seller paid closing cost.?

1. To not call me when you want to sell or buy !!!Hehe
