What is Real Estate?

George Clements ~ Greenville, SC Real Estate

Online home searching, market trends, needs analysis, negotiating, inspections, and contracts. These are all part of the world of Real Estate. But what exactly is Real Estate? According to Merriam-Webster real estate is "property in buildings and land." According to Fannie Mae, real property is "land and appurtenances, including anything of a permanent nature such as structures, trees, minerals and the interest, benefits and inherent rights thereof." The standard Greenville, SC contract that we use, states that personal property is not considered part of the sale unless it is listed in the MLS or in the contract. Things like appliances have to be listed in one of these two places or they will not come with the real estate. On the other hand, things like trees and bushes planted in a yard will come with the real estate. Sometimes people have an expensive tree or bush that they want to keep. This needs to be taken care of before the home is listed for sale. Sometimes it is hard to know what category your items fall in. The standard Greenville, SC contract also states that the sale includes all of the "buildings and improvements." Let me know if you have a question on weather or not something in your home is personal property or real property.

What is a CL-100?

By George Clements ~ Greenville, SC Real Estate

The CL-100 is the letter that shows if there are any problems with termites or moisture. In a normal real estate transaction, the purchaser will pay to have this done and it normally costs somewhere between $75 and $150.

There are a couple of things they are looking for when it comes to the termite inspection. First, if there are any active termites and second if there is any structural damage. Inspectors will list any damage that they find but a seller would only be required to fix structural damage and not cosmetic damage. This is based on a normal sales contract. The seller would also be required to have the home treated if there were signs of active termites. It is fine if there are signs of past infestation as long as it has been treated and there is no structural damage.

When it comes to the moisture side of the inspection, they are looking to see that the moisture is under a certain level. If the moisture content is too high than there is most likely a water problem that needs to be taken care of. Correction of moisture problems are treated just like termite problems in a Real Estate transaction.

It is good to keep your home treated for termites to avoid any major repairs when you go to sell. You want to make sure that your mulch does not go to high on the house and that it is treated. Just let me know if you ever need names of some good pest control companies.
