Well, my series on the Contract For Sale is finally complete. In the blog posts before this one I went through each paragraph of the contract and gave a brief explanation of each one. Now I would like to move on to something else and I think that I will start with the seller's disclosure statement. Reveiewing each paragraph of the contract was a great refresher for me and it was good to just sit and think about each every sentence in the contract. I am sure that the seller's disclosure will be just as benificial for me.

Paragraph 30 is the last one in the contract for sale and looks something like this:
30. Acknowledgement of agency disclosure: Purchaser and Seller acknowledge receipt of a copy of the South Carolina Agency Disclosure Brochure and acknowledge that agency relationships have been explained by the respective agents involved in the transaction. For the purpose of this transaction: The Purchaser is a client or customer of____________________________________________________________ (Brokerage) The Seller is a client or customer of________________________________________________________________ (Brokerage)
This Basically just states who the seller and pruchaer are clients of or who is representing them in the transaction. Both parties should be given a brochure that tells who represents them and explains agency and their representitive should go over this with them.

Paragraph 29 of the contract for sale is entitled Remarks and is pretty simple but looks something like this:
29. REMARKS:_______________________________________________________________
This space can be used for anything that either party needs to add to the contract and make known to the other party when there are no other appropriate spots for it. There are only 3 lines so it can't be too much information and sometimes an addendum is more appropriate.

Because we were moving from out of state, we had very limited time to find a home. George found several homes that met our needs and set up the appointments. Within two days we were able to find a home and sign a contract. George was very thorough and was always willing to go the extra mile. He took care of all the details, including the inspection and closing. He even arranged for someone to clean the house before we moved in.
We would highly recommend him to anyone buying or selling a home. What a wonderful, stress free experience!!

George started out by describing to us what he does to market our home and then gave us recommendations from his research on what would be a good price to start. He explained all his reasoning for both the marketing and pricing. When it was all said and done we both ended up confirming his advice. I recommend him to everyone I talk to who is looking to buy or sell their home. In fact, I bring up the subject with many because I want to tell them about our great experience. We will definitely use George again when the time comes and will continue to recommend him. George is a great realtor for someone who needs expert knowledge about how to sell their home the most quickly at the best price – and for the one who needs help finding just the right new home. George can do it all! We’ve been recommending him to other people ever since we closed on our two homes a few months ago.

Our experience with George was very comfortable. I always thought of buying a house as something that was kind of scary and didn't know all of the things involved with it but when we worked with George it just became a very seamless process. We just told him what kind of house we liked and he found a bunch of homes that fit that. We went to look at all the ones that fit our needs and decided which ones were the best.
