The Village of
Howard is having a board meeting to discuss a planned
unit development that is proposed to be built at 793 Frederic Court near Highway
29 and FF. The development is proposed to be built on a 35
acre plot
and will include roughly 25 acres for the apartment complex and the
remaining acreage for a commercial office property. This would be a
multiple phase project with the Apartment being the first phase.
Whenever plans of this nature are proposed there will be some feedback
from the local community. The local Green
Bay Wisconsin Howard community is raising an issue with
the increased traffic to the area. They are estimating with this Apartment and Commercial project that
there will be an additional 2,000 visit's to this area. There have been
multiple neighborhood and village-level meetings that have raised other
concerns other than just traffic. Noise, rural preservation, property
values and utility constructions are more of the issues that local
people in the Village of Howard are concerned about.
Commission members understand the communities concern but still feel
that they don't outweigh the benefits of the project, which would
increase the tax base substantially.
You have the opportunity to support or to oppose this development on
November 10th at the Village of Howards Village Board Meeting.

Brett's actions and I want to believe that there is more than what
meets the eye on this whole situation. The Green Bay Packers really
did a poor job of handling the whole
Favre saga in my personal opinion. It seemed
just to fishy and that there was alot more going on than what meets the
eye. With that being said i'm sure there was some fury
between Ted Thompson and
Mike McCarthy, while else would they hire some Public
Relations person with White House experience to handle it all.
So is there any excuse to go and talk to a division rivial
about our game plans? It's a pretty shady thing to do and considering
he just started for the NY Jet you would think he would spend all of
his time learning their playbook. Thankfully Brett must have
give some piss poor information because we cleaned the clocks of the

When I study absorption reports I look at the specific area.
In this case I'm studying Green
Bay Wisconsin Allouez Real Estate Market. The power of
studying individual markets and not the whole Green Bay Real Estate
market is that I can get a pulse on what's happening in the specific Allouez area.
Before we get into the hard numbers, lets utilize a base point to
determine what establishes each kind of market.
Market Absorption
Analysis:
The number we need to focus on in this spreadsheet is the current monthly supply. You
can see that currently we are in a buyers market in Allouez. This is
not to scare you but to educate you on the whole Green Bay Allouez Real Estate
Market. Then you can be educated and know what you are up
against when you are considering selling your home.
Here's the positive about this negative spreadsheet. Homes are still
selling, just not at the current rate we would all like. You can still sell your home,
but it's going to take aggressiveness. It's more important than ever to
hire a realtor that understands your specific market.
If I can leave you with one last note- it's that you may end up netting
less than what you hoped for on your home, but you can also recoup it
on next home purchase. If you buy into another buyers' market and be
patient you can recoup some of your losess. Make sure you hire a buyer's
agent who understands these numbers and has your best interests in mind.
