Green Bay Wisconsin Howard - Parks and Recreational Areas


Green Bay Wisconsin Howard is a great community that is extremely family-oriented. Proof of this is in the numbers. Green Bay Wisconsin Howard has many parks that range from your traditional playgrounds, to hunting areas, disc golf courses and much more. I'm extremely active in the Howard Suamico area, i've written many articles about Howard including information about: Howard's Community, The school district, real estate market update, seller tips, and premiere Howard lots.

Now lets take a look what the parks in Green Bay Wisconsin Howard have to offer:

  • Akzo Nobel Sports Complex: A 92 acre park that has a 18 hole disc golf course, four softball diamonds, and ten soccer fields- located at 1600 Pine Crest Road
  • Barney Williams Park: The oldest park in Howard- a 5.5 acre facility that has a full size soccer field, a soccer half-size practice field, playground equipment, and picnic tables. Located at 1100 Valley Lane.
  • Brookfield Woods: Approximately 10 acres. Brookfield Woods is a mixture of woods and several wetlands. Hunting is currently permitted in this area. Please check with the Village of Howard for rules and regulations.
  • Deerfield Docks: The Village of Howard currently has a long term lease with the Dpeartment of Transportation. This park has 3 acres and provides access to Duck Creek and the Bay of Green Bay via the Duck Creek Slough and Peats Lake. This park has a boardwalk, picnic area, off shore fishing, canoe access, and snowmobile and ice fishing access.
  • Deer Run Park: 9.64 acres that is located in the southwestern part of the Village. Includes a playground, 1/2 basketball court, and a connecting trail through the wooded area to Taylor Street with a passive recreation area and picnic tables.
  • Gordon Nauman Conservation Area: This park has 29.77 acres that was dedicated in 2005 as a passive park area to be used for natural purposes. It has a wooded walking loop, open air shelther, native prairie planting, rain garden and parking. It also connects to the fishing area known as Wietor Wharf Park.
  • Howard Memorial Park: A 13.5 acre park wihich features access for small boats and snowmobiles. There is also a softball field, mid-size soccer field, memorial stones with flag poles, and parking.
  • Juza-Oliver Family Park: This family park is a 22.03 acre park consisting of three seperate park properties located in the Glent Kent Subdivision. The central park will have an active play area when completed in 2009-2010.
  • Lehner Park: 3.6 acres which have a full-size basketball court, play equipment, and a small shelter building with restrooms.
  • Meadowbrook Park: A large 92.5 acre outdoor recreation area. It consists of gently sloping open areas, wood lowlands, wetlands, and hills. It has a large passive picnic area with two seperate entraces and parking lots. Also has playground equipment, full-size basketball court, fully fenced baseball diamond with bleachers, shelter building with restrooms, and open air shelter with grill.
  • Pinewood Park: This park features 11.77 acres. It has a wooded picnic and play area. There are picnic tables and grills, a fenced softball diamond with bleachers, batting cage, volleyball grass court, playground equipment, ice skating rink, and an enclosed shelter with restrooms and parking.
  • Spring Green Park: This park has 39 acres and is located in the northwestern portion of the village just off Glendale Avenue. This is the park where most of the softball leagues play in the summer.It has an open concession stand with picnic tables and grill, playground equipment, two softball diamonds, four soccer fields, and three parking lots.
  • Wayne Williams Conservation Area: This is a 20.4 acre park that was dedicated in 2005 as a neighborhood park. It has a picnic area and parking along the Duck Creek. Playground equipment is scheduled to be put in 2009-2010.

Green Bay Credit Counseling - My Professional Experiences


As a full time Green Bay Real Estate agent, part of my job is to work with clients that have a strong desire to buy or sell homes. One of the reason's Green Bay Wisconsin Howard is such a popular area is due to there amazing award winning school district. What about the School District attracts so many to Howard? First they've been nationally recognized by four great organizations. Howard Schools

    The Howard Suamico district has extremely high advanced placement testing scores, and also out scores the state in the ACT testings scores. You can download the 2008-2009 Howard Suamico School District fact sheet that shows allHoward Schools of the testing results.

    One stat that should be something you should consider is that ninety plus percent of Howard Suamico School District graduates go on to higher education.

    If your children's education is a top priority you should highly consider researching the Howard Suamico School District.

For those of you who are unfamiliar with the term absorption report I'll explain. It's a term becoming much more widely used in the real estate world. An absorption report is the measurement of how long it will take to clear out the inventory of homes based on how fast they are selling. If you've been watching the national media you will hear the terms buyers' market and sellers' market over and over again. One way to establish what kind of a market your home falls into is by using absorption reports.

When I study absorption reports I look at the specific area. In this case I'm studying Green Bay Wisconsin Howard's market. The power of studying individual markets and not the whole Green Bay Real Estate market is that I can get a pulse on what's happening in the specific Howard area.

Before we get into the hard numbers, lets utilize a base point to determine what establishes each kind of market.

Market Absorption Analysis:

  • 6 Months Supply = Balanced Market
  • Less than 6 Months Supply is Sellers Market
  • More than 6 Months Supply is Buyers Market


Howard Absorption Report

The number we need to focus on in this spreadsheet is the current monthly supply. You can see that currently we are in a buyers market in Howard. This is not to scare you but to educate you on the whole Howard Suamico market. Then you can be educated and know what you are up against when you are considering selling your home.

Here's the positive about this negative spreadsheet. Homes are still selling, just not at the current rate we would all like. You can still sell your home, but it's going to take aggressiveness. It's more important than ever to hire a realtor that understands your specific market.

If I can leave you with one last note- it's that you may end up netting less than what you hoped for on your home, but you can also recoup it on next home purchase. If you buy into another buyers' market and be patient you can recoup some of your losess. Make sure you hire a buyer's agent who understands these numbers and has your best interests in mind.

Green Bay Wisconsin Howard Selling Your Home Part

Green Bay Wisconsin Howard is an amazing community that is extremely progressive. I'm extremely active in the Howard Suamico area, i've written many articles about Howard including information about: Howard's Community, the parks, school district information, real estate market report, and premiere Howard lots.

Some Green Bay real estate agents choose to either list property OR represent buyers. Some agents love doing both--I am one of those! I absolutely LOVE selling homes but, I also LOVE showing off Green Bay real estate and the wonderful Howard community! So, I enjoy keeping my hands on both sides of the transaction because I can keep a pulse on what Buyers are looking for in homes that my Sellers are attempting to sell.

Price your home to sell!When a Buyer contacts me to show them homes in Green Bay Wisconsin Howard, their four top 'qualifications' are as follows:

1. Price point
2. Total Bedrooms & Baths
3. Total Square Footage
4. School Zone

Let's address the first priority: PRICE Location used to be the premier point for the sale of a home, but in recent months price has become top priority. Here are a few of the Seller 'myths' that have come to light recently--avoid these at all costs!


PriceMYTH: As a Seller, I can 'dictate' the sales price and am quite confident that I will get multiple Offers on my home.
FACT: Sellers should work hand-in-hand with their selected listing agent to establish a price. The days of multiple Offers are on-hold unless you have a home that you're simply giving away or a dream home that several Buyers have had their eye on for some time! Using recent sales, comparables are reviewed with great attention to detail--you simply MUST not overprice your home or you'll wind up a very unhappy homeowner!

Your property will NOT sell if it's overpriced.

PriceMYTH: I love my home just the way it is! I'm sure I can get more than my neighbor got a year ago for their home!
FACT: In 2008, you must visit comparable homes in your area to see what the competition is offering for their price. If you can't beat those homes on price & appearance, you're going to have to wait your turn for a sale. Your home MUST be priced competitively.


PriceMYTH: The homes in my neighborhood are listed at $_______!
FACT: Property VALUE is not the list price--If you want, you can list your $350K home for $1,000,000--that is IF your agent will list it for that for you! The point is, we're comparing recent SALES to establish your price, NOT list prices. Property is only worth the price that someone is willing to PAY for it!



PriceMYTH: Two years ago, the Dallaire's' got $_____ for their home!
FACT: Just as lenders have increased pressure to do their due diligence for new mortgages, appraisers are feeling the pressure as well. The rule-of-thumb is to use sales that occurred in the last 6 months, either within the same neighborhood or under one mile away. Their goal is to get as close as possible to square-footage, garage size, number of bedrooms, baths, lot size, basement or not, exterior construction and condition of the home (these are the main criteria). So, you're no longer comparing your home to your neighbor's that sold two years ago!




PriceMYTH: Other in my neighborhood have sold for $_______. I've spent an additional $_____ to have my walls faux painted, deck restained, landscaping and a pool dropped into my backyard. I expect to recoup every dollar spent on those items.

FACT: You absolutely WILL not recoup every dime that you spent on improvements! Kitchens and baths bring the most return on investment but, sometimes other work done or additions made can actually DE-value your property. Everyone does not like faux painting--especially in bold colors. Everyone does NOT want a pool and you will certainly not receive a dollar for dollar return for pool installation.


PriceMYTH: They're building million-dollar homes right behind me and my $350K home's value has surely increased due to the new expensive homes!
FACT: Actually, for some aging homes, this can prove to be more of a detriment than a benefit to your home value! Your home could completely lose it's value, and the land that it's on may become the only value to your property. That million-dollar neighborhood is looking to expand and developers are not going to pay for that new kitchen that you just installed--they're only going to want your LAND and your property value will reflect only that price.

As a Seller, you must take the emotion out of the process of pricing your home. Keep in mind that this is a business transaction and NOT a personal one! Yes, it's personal because it's possibly your childhood home, or your children's childhood home or the home in which you were married--but, that doesn't matter to your Buyer! They are looking at this as their new home and as an investment.

You should consult an expert Green Bay Real Estate agent that can help you understand the current Green Bay Real Estate Market. One of the most important criteria to success in selling your Green Bay Wisconsin Howard home is working with an agent who actually understands your great community and has in depth market information geared towards Howard.

Unless you're a former real estate agent in your state, you're doing yourself an injustice--your home MAY go under Contract but, if it doesn't appraise and you have no 'counsel' to assist you with your negotiations, you could not only lose the Buyer but, precious time off of the market while under Contract. This leads new potential Buyers to skip over your home because they fear that something is 'wrong' with your home due to the length of time on the market compared to others in your neighborhood that were listed by qualified agents
