My two oldest boys, Nelson and Corbin, and I just completed a first aid and CPR course through Royal Rangers provided by the National Safety Counsel.

First Aid has not changed much sense I took my Scouting First Aid badge, but it has changed some and the refresher course is always good. My sons took this course to Earn their Gold Merit for First Aid (and becsue when I have my heart attack I want them to know what to do).

This is just one of the great things they learn in Rangers. Not only does it provide the basic skill but it gives them confidence and teaches leadership.

This morning Outpost 5 of the Royal Rangers went on a Fishing Trip to Lafeyette Resevior in Lafeyette CA. About 12 kids came along and an equal number of parents. It was primarily the younger kids. They got their feet wet (some literally) fishing, BBQ'd some Hot Dogs, enjoyed some other snacks and had an all around good time.

I took my two middle boys Weston (6) and Janson (5).

NO FISH WERE ACTUALLY HARMED IN THE PREPERATION OF THIS BLOG POST. Maybe next time.

The Housing Market in East Contra Costa County is still very tight. There are some very slight price decreases, but they might be simple seasonal anomalies and certainly are not an indication of the market going soft again.

This Discovery Bay Housing Market Report for October 2009 compares the sales of single family home sales in October to those in September and the Active Housing Market in Discovery Bay California.

Currently there are 63 Single Family Homes for sale in the Discovery Bay Housing Market. The Average Asking Price on those homes is $560,055.00 and the Median Asking Price is $379,000.00. The Average Asking Price per SF is $199.00 and the Average Days on Market is 91. However, a big Factor in the Discovery Bay Housing Market is homes with Deep Water Docks. If we take at just the home with Deep Water Docks in Discovery Bay the numbers look different. The Average Price is $871,670.00 and the Median Price is $795,000.00. The Average Price per SF is $301.00 and the Average Days on Market is 131. In general Discovery Bay is an eclectic community and the Deep Water Dock homes are just one part of that.

The Discovery Bay Housing Market fluctuates a lot due to the small number of homes. In October there were 26 sales of Single Family Homes. The Average Price of the Sold Home in the Discovery Bay Housing Market for October was $320,607.00 and the Median Price was $270,750.00. The price per SF was $135.00 (Asking Price for those sold was also $135.00.) and the Average Days on Market was 23. There were only four homes sold with Deep Water Docks. The Average Price was $661,500.00 and the Median Price was $605,000.00. The Average Days on Market was 18 and the price per SF was $254.00 (the asking price per SF was $257.00).

The Discovery Bay Housing Market went down significantly in October compared to the Discovery Bay Housing Market in September. The Average Home Price in September was $374,225.00 and the Median Price was $311,125.00. The Average Price Per SF was $141.00 (Asking price for those sold was $143.00.) with an Average of 18 Days on the Market. There were 30 Homes Sold in the Discovery Bay Housing Market in September. There were five homes sold with Deep Water Docks. The Average Price was $591,600.00 and the Median Price was $500,000.00. The Average Days on Market was 22 and the price per SF was $270.00 (the asking price per SF was $285.00).

I attribute the price drop to seasonal changes and the small market. The Deep Water Dock Homes have less appeal as we go into the Winter months. With a small marker one or two sales of high end homes can change the numbers quite a bit. The number of sales is down slightly but we less than a 3 month supply of homes which indicates a tight seller market.
