A pre-listing appraisal can serve the seller immensely. A pre-listing appraisal serves to provide the seller and potential buyer with the accurate square footage and enables the seller to sell his home in a timely manner without leaving money on the table. Most appraisers I know offer a discounted fee for a pre-listing appraisal and many successful listing agents insist on a pre-listing appraisal for every home they list.
While the fair market value is the same, the reporting structure varies depending on the client. When performing an appraisal for a homeowner, the appraiser can forgo some of the forms required by most lending institutions and can therefore offer a lesser fee. In most cases, the appraiser still makes an on-site inspection, measures and sketches the home and compares recent activity of sales and other comparable listings in the neighborhood and report the current market conditions in the neighborhood. You can even ask for a Drive-by 2055 report to save some money. In that case the appraisal is limited to a drive-by view of the subject and comparables and makes' assumptions to the general condition of the property. Other sources are used to gather and verify details of the property such as tax records, MLS listings if available, etc.

In my opinion, Frisco is just such a well planned, fun city to live in. Without beating myself up about the past, I started making this summer about a healthier lifestyle for my family. The Frisco parks and recreation department have done a nice job so far with convenient jogging and bike trails, parks, etc. And so the entire family has started out with a nice mile long walk, first thing in the morning, and at sunset. I realized soon that even though my daughter is a tiny thing she needed it about as much as I did. Its more than just the exercise, its just being outside, conversing, enjoying the beautiful sunsets (we don't make it early enough for the sunrises, but try to get out before it gets too hot).
Then making use of the local farmers market and the Frisco Athletic Center, we're now on our way to an overall healthier, happier lifestyle.

Let me start by saying its my fault. I left the garage door open. I usually make a round just before bed time and make sure all the doors are locked, garage door shut etc. But last night I messed up. I've done it before and ended up with a note from the friendly neighborhood cop. I live in a really nice neighborhood in Frisco. Its been absolutely safe, thus far.
I woke up to the consistent ring of the doorbell. My neighbor had found my purse and contents strewn in a nearby field. They took the cash, gift card, ipod etc. but left the drivers lic. credit cards, purse, wallet etc. and nothing seems to be missing out of the garage, that I've noticed. They rummaged through my car rather thoroughly. They attempted to take my daughters electric scooter but then left it in the driveway.
The troubling part is that its more than random mischief. Several of the neighbors came out to tell me about other incidences in the neighborhood within the last few months. The police officer says that they've been getting calls on skateboarders vandalizing property in the neighborhood. We had several new homes that have been on the market for a couple of years. Within the last three months they're pretty much all filled. We suddenly had an influx of teenagers. I guess where there's a few, more will come. They've been going into open garages even during the day and taking stuff.

The opening and dedication of the B.F. Phillips Community Park in Frisco TX is Saturday, April 4th at 10am. The park is adjacent to Lonestar Ranch Addition in the northwest section of Frisco east of the Dallas North Tollway. The Public is invited to join the dedication ceremony. The community park includes 117 acres with an overall ranch and horse racing theme, with five baseball and softball complex, soccer fields, tennis courts, pavillion playground, concession and restroom facilities and a paved parking lot. The park will also include a doggie park.

Some of the newest parks and trails to open are Crescent Park, Stephens Green Park and Hummingbird Park. The City's focus for 2009 is to connect all the existing hike and bike trails throughout Frisco.
