I watched the local ABC news channel tonight when they stated that statistics were out this week showing homes in the Triangle, NC area are depreciating slightly and there is an 11 month supply because of all of the competition.

Nothing more nothing less. Not where they got these numbers. Not how much they are depreciating. Not what price range. Not the time frame they were using. Type of home, new or resale? That was their story. Not even a clear definition of the Triangle because I guarantee there are some differences of opinon on that. Just your homes are losing value and sitting on the market for 11 months.
That certainly is not what I have read and knew to be the case just a few weeks ago. Where are they getting their information?
Where do we find some of the facts & figures the news industry quotes? Isn't it their job to report better information and their sources. I guess it is just about a story people will listen to.
Why do they feel the need to make such a broad statement without any preface? Do they want to scare the public? How does that help the Triangle area? I am not saying not to report negative information but report all the facts not just scare tactics.
I just wanted to know if any of you have the answers?

Before I end this I want to share with you some quick info I pulled from the Triangle MLS just now:
Here are all of the homes sold in the Triangle MLS the last 30 days back, 90 days back, & six months ago in Wake, Durham, & Orange County not taking any of the 2064 Pending and 319 Contingent homes into the mix.
Once again only the homes in the Triangle MLS and I still have to figure the appreciation later but everything I have read and seen has us at a slight appreciation with fewer homes selling.
Those are my facts on the time on market and I if I go to my usual price range below 300K it gets even better for the Triangle.

Lesson learned?
Know the facts and be able to tell them because there is a good chance you local news is not and it is up to real estate professionals to educate our clients on the local market! The good and bad as it pertains to them.

That is what I use to tell all of my friends and family about the Raleigh area in reference to the remark you normally hear, "it is great place to visit but I wouldn't want to live there"(and no it was not because I did not want them to visit, at least most of them).
They still came though and we would jump in the car and drive to Wilmington for the ocean or Asheville for the mountains to have something to do. We still do now, but it is not out of desperation of finding something to do, it is because they are great places to visit too.
We are definitely a great place to live with a vibrant local economy not dependent on any one sector, beautiful surroundings and climate, and wonderful schools (if only they would quit reassigning them), but now we are on the map with more cultural events and we even have an NHL team the Carolina Hurricanes. Who would have thunk it back in 1995 when I first moved here!
Just this weekend we have Cary's Lazy Daze, a free concert in downtown Raleigh with Puddle of Mudd & Eve 6. We are finishing an awesome new Raleigh Convention Center and Broadway Series South tours through our Raleigh Memorial Auditorium on a regular basis. These are just a sample of things to do with new activities and events happening here each weekend for all stages of life.

A beautiful and well maintained park for kids and families is the Kids Together Park in Cary, NC!


It was a very hot day this past weekend but we had to get our three year old out of the house before he destroyed it. If you live close to this park it is in a great vicinity near Cary, Apex, & Raleigh, NC.
This is a great park to visit even on the hot days! It has a lot of shade and a great shelter. Even places your kids can play in the water and dirt (so be prepared for that)!
I thought I would post a few pictures of it and mention a few subdivisions nearby in case anyone is interested in getting their kids out of the house or looking to move and want to be near a park!


Swing in the shade or run in the sun enjoying the slides and bridges. Oh yeah, it is fun for adults too!


A great place to sit while your kids play on what my 3 year old, Blake calls a rocket ship! The canopy & trees help keep it from getting too hot!


I had to put at least one picture in here with my son Blake! Great little picnic area to sit in the shade and watch just past them is a little faucet and dirt to run water and get good and dirty (or good for you know to make sure your kids do not see it).

HOUSING INFORMATION within 2 Miles:
Within a 2 mile radius, there are currently 177 homes for sale which sounds like a lot but there has been 88 closed within the last 90 days, 36 currently pending and 6 with contingency offers.
The active homes go from an $85,000 condo to a 3.5 Million dollar home! A slight difference.
Sold homes are $91,900 to $1,330,000 with an average of 72 Days on the market.
Subdivisions within 2 miles include (Raleigh & Cary, NC):
Lochmere Subdivision from $210,000K to over a million, MacGregor Downs from $275,000 to 3.5 Million, Stonebridge Subdivision from $239,000 to $399,000 and the list goes on.

Coventry Glen, Coventry Woods, Glenwood Forest, Franklin Chase, Kildaire Farm, Lionsgate, Pepperdine, Wimbledon, Wellington Park.
