Horsham Based Nucazza, LP is starting work with lenders in the greater Philadelphia area to help them better identify and work with existing bank and credit union customers who may be currently in the market for a new home.

According to Nucazza CEO Glenn Freezman, at any point in time, approximately 4% of the U.S. population is in the process of looking for a new home. While it makes sense that the lenders that those people already bank with would be strong candidates as a mortgage lender, that isn’t always the case. As Freezman puts it, “As any banker can tell you, it’s almost tragically commonplace to watch good customers come into the bank and withdraw huge amounts of money just so they can walk it down the street to another mortgage provider. Instead, we want to help our lending partners do a better job of identifying who those prospective home buyers are early in the planning process so that they can start to provide those customers with the information and resources needed to help them better understand the mortgage value that they bring to the table.”

Nucazza accomplishes this by creating branded web sites for their lending partners that give home buyers access to home buying and planning tools, educational webinars and other materials that explain how emerging real estate agreements are giving home buyers the opportunity to save thousands of dollars by walking away with the commission payment that is traditionally paid to their real estate agent. In exchange, the home buyers agree to directly pay their real estate agent for the work performed on their behalf. The result is that real estate agents get paid for the work they do when they do it and home buyers are able to reduce the cost of a home by often over $10,000.

Freezman notes “It’s a model with only winners. Real estate agents too often end up working on deals that never close and never allow them to make a cent for all their hard work. Unfortunately, the present commission process makes it so that the home buyers who do make it to the closing table end up paying for all of the deals that fell through before them. Not only is this unfair, it’s unnecessary. By putting the commission on the table, and this is money that’s often 3% of the home’s selling price, not only can real estate agents seriously sweeten the pot for home buyers but they get paid directly for their time and services and don’t need to rely on luck or other circumstance that often have very little control over.”

Through this program lenders who find prospective home buyers can then help pair them up with real estate agents in their area who are familiar with these alternative compensation agreements. This allows the home buyers to secure highly competitive financing rates while also saving money on the home’s purchase price.

We Just Had An Earthquake, Does Mother Nature have a sense of Humor?

The earth shook under my feet while in the middle of writing a comment onAlternative Compensation, Ala Carte Real Estate, RebatingActive Rain, in which I was ardently opposed to the original blog and was in the middle of a scathing retort. In a split second, my focus changed, of course it did, the letters on my keyboard were moving and shaking. In Eastern Pennsylvaia for my 48 years, I can remember 3 quakes, so it was certainly something different!

What went through my mind you ask, I am glad you did! (I love being the writer).

  • Wow, this is cool!
  • Hmmmm, the ground seems to be moving!
  • Is this the Big One?
  • I hope someone else can feel this.
  • Alright, quit shaking my chair.
  • How long do these last?
  • If I am the only one that felt it, should I say something?
  • Will the stockmarket crash with the news?

And that was only during the tremmor, my afterthoughts were much deeper. Go ahead and ask... Thanks

I reflected upon the wars throughout the world, the total destruction of life, property and liberties. Wars concerning religion, land and riches. Humans are the only Animals on earth capable of doing such harm to their own specie for reasons created by man and enforced by man. ITS CRAZY! Is man the worst creation yet?

So the question is... At what point does Mother Nature say "ENOUGH IS ENOUGH" you humans disgust me and I'm tired of trying! Does Mother Nature have the ability to press the 21.6 button on the Richter Scale and really show the middle east who's boss? Can Mother Nature cause another Tsunami to show the "East" that she is getting antsy with the relationships between all the folks there? How about a nice Hurricane to wipe out all the "Wests" borders. Feel free to add all the "Natural" disasters you like here.

I'm thinking that at some point in our natural history ALL MEN will need to be on the same side because we are truly just a speck on the planet and without each other what do we really have? Stop the hatred, stop the wars, stop the conflicts, the poisen, the rhetoric and whatever is left that we'll call the rest of the Bull$hit.

If not Mother Nature may just take care of it for us, clearly she has a sense of humor, we may just not appreciate it.

Of course that's my own opinion, I could be wrong!

its the days of Al Capone and he is the Realtor, Al walks into the corner store (title agent) and asks how much business he does in a month. The shop keeper answers that he does $1000 dollars a month and Al says, OK, I can fix it that you make $2000 a month but your gonna have to give me half. The shopkeeper says, NO, why would I do that, I end up in the same place. Al says, well I control the buyers, I can make it that you dont even get the first $1000. The shopkeeper grudgingly agrees, and the RESPA POLICE arrest the shopkeeper. That explains the birth of Respa.

Humans Helping Humans, It Still feels right!

Earlier this month there was a tragic accident in my town. This accident did Nucazza, LLP, Family Abstract, Incnot involve me or anyone that I know, but in a sense it involved my whole world. I am saying this because this accident involved a car full of teens; 2010 graduates from my son's high school. Two of the teens died in this accident and I cannot get them or their families out of my mind.


My son will be going for his driving test next weekend; he turns 17 years old next month. He will be entering his senior year of high school. This accident has hit too close to home for me. Bryan is amazingly responsible, but that doesn't stop me from saying before he leaves to go out with his friends things like, "think of the consequences of your actions" or "I love you and trust you", I even tend to get really corny with "hugs instead of drugs". He generally laughs me off or has some smart reply. I don't care if I say it a million and one times, as a parent of a teenager you can only do so much to protect your child.

It was an early Saturday morning when their parents received that call.

The story has been printed all over the papers & online, countless flowers and memorabilia have been laid at the scene of the accident. Every article states how well loved these boys were; they were lacrosse players, smart college students who were loved by the whole community. My son did not know the boys, having just moved to the area a couple of year ago, but his friends did, and speak about how awesome these kids were to be around.

During the next few days arrangements were made and it became know that one of the families have, like many of us right now, fallen on hard times financially; which made a couple of wonderful souls plan a fundraiser at the local Rita's Water Ice for the family to help with burial expenses.
It is with this news and the thought that if this was to happen, God forbid, to my son I would be in the same situation. I needed to help. I needed to help right now.

I went to my bosses, co-owners of the company that I am employed at, Family Abstract, Inc./The Title Offices, and asked them to get behind me in collecting money and donating what we could to this family. There was zero hesitation; between my two bosses & myself there are 5 teenage boys, the exact amount that were in the car that wretched night. I immediately sent out an office wide email asking my co-workers to pitch in.
The fundraiser was scheduled for yesterday starting at 5 pm. All day it was raining off-and-on, then about 3:30 pm the sun breaks out. It was now hot & the perfect weather for water ice. After work, I was able to drop off what I collected and what my bosses generously donated to the family and friends of this young man.

As I pulled up to this place that I have been to more times then I can count, my eyes filled. I prayed to God that I just keep composed. I ended up speaking to a mom of one of the best friends, she was so shocked and appreciative. She was literally at a loss for words, all she could do was give me the biggest hugs I think I have ever received from anyone. Many of the boy's friend's were working the fundraiser; all so polite and thankful, but all with sadness in their eyes.

Overwhelmed by the whole atmosphere, I walked to my car and wept. I wept because I love my son so so much. I wept because I love my son's friends so much that I trust them with Bryan's life every time he gets in a car with them . I wept for the parents who had to bury their teenage sons. I wept because I felt so blessed to have helped in anyway to lessen the burden of finances so that these people can properly grieve for their son.

1976 Spokane Special Olympics

Alternative Compensation, Ala Carte Real Estate, Rebating In 1976 Spokane Washington hosted a Special Olympics for contestants that were physically or mentally disabled. For the 100 yard dash there were a number of contestants assembled at the starting line.

At the gun, they all started out, not exactly in a dash, but with a relish to run the race to the finish and win. All, that is, except one boy who at the starting line stumbled on the asphalt and tumbled over.

Two of the other runners saw the boy fall and slowed down. They then turned around and went back, picked him up and the three crossed the finish line together. People in the stadium stood and cheered; and the cheering went on for several minutes.
