Report Shows 106 Percent Increase in Overall Pending Sales

NAPLES, Fla.-October 16, 2008-For the eighth consecutive month, pending sales increased in the Naples area according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

"The greater Naples Area is seeing a double digit growth in all geographic areas in overall pending sales. The increase ranged from 47 percent in South Naples to as much as 244 percent in Central Naples" stated Brett Brown, Managing Broker of Miromar Realty of SW Florida.

According to Jo Carter, President of Jo Carter & Associates, "The average days on the market has decreased 17 percent for Single family homes, indicating that sales are continuing to increase."

The report which provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges and geographic segmentation also includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

•· Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 106 percent, with 481 in September 2008 compared to 234 in September 2007.

•· Overall pending home sales for properties less than $300,000 saw a 264 percent increase with 320 in September 2008 compared to 88 in September 2007.

•· Overall home sales increased 50 percent with 361 in September 2008 compared to 240 in September 2007.

•· Single-family pending home sales increased 173 percent overall, with 319 in September 2008 compared to 117 in September 2007; Pending sales of single-family properties of less than $300,000 were 202 in September 2008 compared to 27 in September 2007, a 648 percent increase.

•· Single-family home sales increased 50 percent overall, with 209 in September 2008 compared to 139 in September 2007.

•· Overall condo sales increased 50 percent, with 152 in September 2008 versus 101 sales in September 2007; and pending condo sales under $300,000 increased 93 percent with 118 in September 2008 compared to 61 in September 2007.

The $300,000 and below market has been leading the way and is now driving sales to higher priced properties. "Pending sales are up 22 percent in the $500k and above market from September 2007 to September 2008, and the numbers of homes sold are up as well" stated Tom Bringardner, President of Premier Properties.

"The activity in the higher priced properties demonstrates that the increases in the $500k and above market are now driving the sales" said John Steinwand, President of Naples Realty Services.

The former Maxwell's on the Bay has become the new M Waterfront Grille!

We redefined a classic,” said Chris Sereno, co-owner with his older brother Peter. The mauve and green pastel colors have been update with new elegant colors, but this is no stuffy restaurant. The menu is completely new and crafted by Executive Chef, Brian Roland.

According to the Naples Daily News, Chef Roland planned a menu rooted in his classic culinary training paired with an emphasis on organics, locally grown products and natural meats, which are a step below organic certification, Roland said.

I Love New York

Relator Greg Gorman Love New York I admit it! I do work too much...I just love what I do. Twice this week my friends have said to me I need a vacation and I don't know how to have fun since I work all the time! Point taken. Here's a little evidence I DO know how to have fun.

You just gotta love New York! These are a few pictures from the last 3 (ok people three trips to NYC you know I love the city) trips to NYC. The photos are from a Star Power Conference at Times Square; a personal trip with my mother-in-law (yes just the 2 of us...she's the best!) and a cooking event with The Gourmet Institute I took with my best bud, Buddy West!

Next trip, David and I are taking the Westies, Mr. Cates & Maxine, to my hometown of Paris, Tennessee for Thanksgiving and then, to the mountains of North Carolina to spend a few days with the Fred...David's dad.

It's all good. And by the way, yes I had FUN creating my 1st slide and blogging about it. It's been like a little mini vacation today! So there...

Realor Greg Gorman Gets Beaten Up!Ever had the closing from Hell? This one has left me bruised and beaten up!

I woke up this morning after a very long night to find a welcome email from the closing agent that my listing had closed sometime after 9pm! I'm glad although find it hard to smile about this one.

Yesterday at 3pm, I got a call from the closing attorney to tell me the buyers stormed out of the closing and were demanding their money back. They were ticked because they were told about having to pay the seller's delinquent taxes and homeowner's fees. OF COURSE THEIR AGENT KNEW THIS AND JUST OVERLOOKED THE DETAILS...maybe thinking it would just go away.

So I didn't have time to put on my boxing gloves and there it was...

"Why don't you agents put in $1,800 each so we can get this closed?"

If any of you are psychics, I'm sorry...you'd have thought the same thing. For the rest of you...

"WHAT THE *#%-?"

Don't you just love this? But not standing on principals in this market, I offered up the booty to close the deal - this was a $425,000 listing I've had for 15 months and in short sale status for the past 4 months (The seller paid $620,000 in 2005 and it sold for $425,000).

I was just resigned to the fact that the deal was just not going to happen even after throwing $1,800 of my hard earned commission into the pot...something I am dead against! . I should mention that the final foreclosure hearing is scheduled in county court this morning so this was really a do-or-die! Talk about stress!

I've been a Realtor in Naples, Florida for 17 years and like most, we always thought we were immune to the real estate woes because it had never happened here...not even close.

SOMEONE PLEASE POUR ME A DRINK! Gatorade please, I need the energy...
