  1. How to sell for top Dollar in a BUYER"S MARKET?????


    You must take into consideration the type of market that you're in and understand how to make your property get more attention. By attention, I mean, not just curb appeal and traffic, but offers that are realistic and acceptable.

    I remember being told by a Vice President of Sales if you want to be successful you must figure out how to appear six foot two inches tall in room of people where everyone else is only six foot tall.

    You must differentiate and somehow that will create more of a demand for your property. Okay, what should I do ?

    1) Price your property slightly below the actual fair market value.


    2) If you want top dollar u must and i mean must offer top condition.

    3)if u expect top dollar u must and i mean must better be in an excellent location.

    4) All things being equal u should agree to pay a higher commission
    which encourages agents to show your property. Why would an agent work so hard and not be expected to receive adequate compensation . Imagine if u went into the office on Monday and your boss told u John, we're cutting your salary by 50% and we expect u to work nights and weekends 7 days a week and I'm sorry but we're eliminating your benefits package. Can u have this report on my desk in one hour?

    What would your reaction be?

    Besides offering a commission that attracts agents you better declutter and make believe your going out on your first date. Yes that means putting on make-up(freshly painted, carpets professionally cleaned hardwood floors resanded and refinished, and everthing must shine!!!) and looking as perfect as possible.

    Imagine you're sitting in a talent agent's office in Manhattan and your called in to showcase your talent. You get up and start rapidly flapping your arms until you fly out the window circle the Manhattan skyline and fly back into the office. The talent scout looks up, says Bird Act OK what else can you do?

    You must remember you are in a buyers market where there is an excess of inventory, and you are also competing with a slew of short sales bank owned properties and foreclosure auctions.

    Therefore it would behoove the saavy seller to go even further. How??? By offering seller's concessions that are extremely valuable that you can buy at a discount. Whenever you can lower closing costs, and buy down the mortgage rate you are basically increasing demand for your property. All of a sudden your house became much more affordable.

    Finally, I would implore you to respect your real estate agents time, insight, expertise, and ability to do their job. If you follow the counsel of attorneys, physicians, CPA's, why don't you behave similarly with your real estate agent?? And if you don't represent yourself legally, or perform surgery on yourself or do your own taxes why would you try to be your own realtor?

    It's a lot more complex than you think and a great realtor is a huge asset who will create wealth, and help you maximize your ROI when its time to move on. They will also smooth out a difficult transaction and help you avoid all the costly pitfalls that can severly impact your net worth. It's wiser to focus your energy on what made you successful
    and allow your realtor to focus on serving your highest interests.

    Naturally you must be responsible, prudent, and keep a close eye on what's going on as its your life and usually you care more about the outcome. But somehow even though you may care more you are still not as experienced in handling this transaction as your realtor is and experience is acquired with great pains.

Long Beach Sea Pointe Towers

Long Beach Sea Pointe Towers was built By Jacob Haberman. Originally, he planned to build four towers but his plans changed when the real estate market took a downturn. Sea Pointe Towers is known as the "Co-op with Condo Rules" The building allows rentals, and shareholders don't go through a rigorous board approval process. It's the most luxurious Co-op in Long Beach as it offers concierge service, all units come with parking plus guest parking, and they have two swimming pools and a hot tub on their beautiful pool deck overlooking the Atlantic Ocean. The lanai deck has a gated entrance to Long Beach's famous 2.2 mile boardwalk. All the units have their own washer/dryer and come with one and a half baths with marble flooring. The east side faces The Aqua, the most prestigious building in Long Beach and the west side of the building has very expansive ocean views. The President of the Board of Sea Pointe Towers, John Puccio, has overseen some changes to insure the Buildings finances are better managed, as well as improvements to the inside and outside of the building. Using their own personnel, the hallways and doors on all floors of the building have been painted. The tile in front of the elevators have all been re-grouted. The rugs in all the halls were thoroughly cleaned. New door stops have been installed on all doors leading to the staircases to prevent the doors from slamming and disturbing the shareholders.New lights were installed in the men's and women's restrooms. New shopping carts were purchased and a new room was created for them. There is now a secured room that is locked for the delivery of packages. The baseboard heating was replaced and the generator was repaired. The outside of the building is getting a new roof, replacement of the pool deck and repairs to the lanai decking. All these changes will certainly help Sea Ponte Towers maintain its image as the finest Co-op in Long Beach.

Long Beach Riviera Towers

Long Beach Riviera TowersRiviera Towers built in the late 1960's is located on Shore Road and Neptune Blvd. This brick Oceanfront Building had major renovations in 2005 including Lobby, Facade, Hallways, Carpeting, Commmunity Room, and Generator System. In the last few years the Shareholders of the Coop invested another quarter of a million dollars to ,upgrade the Indoor Pool which is breathtaking in its location to the Dunes and the Ocean, Upgrade Jumbo Pool Windows, Elevators, Garage, and splendidly redid the Sidewalk in Front of the Building. Alll this work was done without any assessments as the building has great financials. The super, Larry Lombardi is a prince of a fellow and he and his staff do an extraordinary job maintainig the building. Tim Stapelton of NAI Mgmt does a superb job as Riviera Towers' managing agent. He always goes the extra mile on behalf of the shareholders and helps agents expedite closings which is extremely valuable.

Being situated on the dunes but juxtaposed to the eastern entrance of the famous 2.2 mile Long Beach Boardwalk has its privileges. Be sure to enjoy the Summer Concert Series on Thursday evenings at 8:00PM at Neptune Beach. Parking is at a premium on Shore Road and some units in the Building have deeded Parking which means you automatically are guaranteed parking when you purchase a unit. There is a standard flip tax of $5000 when you sell.

The indoor pool is amazing and its open 24/7. Imagine swimming in the winter as you watch the snow fall on the ocean and the dunes. Their community room has a full kitchen, beautiful tables and chairs, comfortable leather sofas, and a nice library. Their new gym is well appointed with TV and AC as well as Sauna, Showers and Bathrooms. Their Sun Deck adjoins the pol and has nice picnic tables with umbrellas and a community Barbeque. All this makes for an incredible lifestyle by the Sea.
