Every year the Police Athletic League sponsors a Fishing Derby. What is a fishing derby, you ask... well, it's a great way to get outside, welcome Spring and try something (maybe) new!

Geared toward families and children. Held at the Summit Municipal Golf Course pond, which is stocked with 100 fish and ready to challenge everyone to catch a fish

- the big one!

Begins at 8am through 4pm on Saturday, April 30th and Sunday, May 1st. There will be prizes, free hot dogs and soft drinks. You must bring your own rod and reel. Bait, poles and tacked will be for sale as well. Novices welcome.

The Summit Municipal Golf Course is located at 189 River Road in Summit.

Where to get a great mani - pedi in Madison NJ

Last week I received a Groupon offer for a Spa Manicure and Pedicure at Beneath the Surface in Madison, NJ. The offer was terrific - $45 for both - and I needed a treat so I bought it right away! Later, I found out I was one of over 500 people to do so!

It's Spring so I've been working non-stop and after many long days, frequent evenings and most weekend days spent working, I did not feel guilty taking a few hours this afternoon to take advantage of my treat. My appointment was for 3pm and I felt delightfully decadent leaving my work for a little pampering.

I walked in to this lovely little day spa in the little alley off of Waverly Place - near the back parking lot, which is quite a convenient location! There was soft music, a super-comfy recliner and Thaynara's smiling face and talented hands to give me a terrific manicure and pedicure, including exfoliating, massage and moisturizing. It was just what I needed and the entire staff was wonderful.

Check out my feet in these funny looking booties! Oh, if I could only wear them on appointments ;-)!

Beneath the Surface opened last November with a small, experienced and knowledgeable staff. They also offer massage, facials, specially priced teen services and bridal services. Madison NJ Homes for Sale and Real Estate Market Update

The Spring market is heating up all over New Jersey and activity is strong, buyers are looking and some are actually buying. But, what is really going on?

Let's take a closer look at Madison's real estate market trends.
Currently there are 14 homes under contract - the low list price only $269,000, the high $2,079,000.
Last year in the same period (3/1-4/11/2010), 24 homes went under contract. That's a significant difference.

What else is different about the market this year?
The lowest entry in Madison was $430,000, the highest $2 million (sales price)
Of the 24 sales last year, 3 of them traded at over $1 million, this year that number is down to 2, so that means that the mid-range is taking the biggest hit!

Which houses are selling in Madison NJ?
Last year the traction was seen in the $500-$999k range, with 71% of the sales occurring in this price band. This year, that price band is practically decimated with only 36% of the sales in that price band.

Last year there was no market under $500K
That's not the case this year ... 6 of the pending sales are under $500k. There is more price pressure than before with short sales and foreclosures pushing the bottom to a new level.

What's going on with Madison's Luxury Home Market?
Out of 75 homes currently for sale, 21 or 28% are listed at over $1million. That, my friends, means there is plenty to choose from - nearly unprecendented in this little town with never enough homes to choose from! Granted, this number is really down to 18 because 3 of the 21 are in attorney review. More on this in a future post. Stay tuned.
