I can't believe a brand new home, stucco, over 3000 sq ft , rancher, granite counter tops, 3 Car garage for less than 260k with incentives. I remember when a home like this would have cost into the mid 300's. Unbelievable, any other blowouts that you are aware of? Chime in.

Investors are ignoring the sale of homes at the public trustee and focus more on the mls. Speaking to several fix and flip investors, they are finding more opportunities thru the mls than any other source. I just visited the Public Trustee Sale and of about 170 homes only 4 received any bids and were sold. The rest were sold back to the banks, several were postponed for different reasons. Short Sales can be an attractive source for investors because they are not pressed for time, investor offers also help with getting the process started with a bank in the short sale process. Just FYI.
