Traditional to Modern Design

Updating your design doesn't have to be expensive. You can re-purpose old items to change and update them.

In this case it only took spray paint. I had an traditional wooden pedestal table that I wanted to lighten up and use in a modern house I Staged in Hermosa Beach, CA.

I spray painted it silver for an instant lift. You can spray paint almost anything- I've painted mirror frames, crown molding, patio benches, and even a fireplace mantle. I'd love to see your pictures of spray painted transformations.

Shining Fixtures

I recently worked on an older house in Palos Verdes, CA in which the faucets, tub and shower fixtures were in really bad shape. I was able to replace all the Kohler fixtures with no problem, but I was unable to find replacements for the shower knobs because the trim pieces were discontinued.

In a case like this, the best option is to have them re-surfaced. It wasn't inexpensive, but they turned out beautiful and it saved the trouble of hiring a plumber to replace the valves in the wall.

An excellent tip for caring for bathroom and kitchen fixtures is to periodically wax them with car wax and maintain them with regular cleanings using lemon pledge. It makes perfect sense because these products protect the metal finishes from water and soap build-up.

Home Updates You May Have Overlooked

We get so used to our homes, we often overlook easy updates that can make a big difference. As a Home Stager I often hear my clients amazement at what a quick transformation a few new items can make.

New kitchen and bath faucets- sometimes it's just the shower knobs.

Replacing old light fixtures, ceiling fans and fluorescent kitchen and bath lighting.

New Paint colors. White paint walls are boring. Choose a cohesive color palette for the whole house- warm tans, yellows, blues. White is good for trim and ceilings to help the new colors stand out.

Oil the Cabinets. Using lemon oil or a tinted oil polish can really revitalize dull wooden cabinets.

Re-upholster the dining chairs. New fabric gives old chairs a second life. Faux leather is a good seat choice because it can be easily cleaned and looks good with most any decor.

Holiday Decorating

Choose a theme – Having a theme organizes the look and feel of your decorating. It helps you keep the decorating under control and prevents it from looking cluttered. You can choose a theme based on colors- red and green, turquoise and silver, or pink and gold, purple and green are a few examples. The colors don’t have to be traditional Holiday colors. Or you can decorate based on a style such as traditional, modern, Victorian, country, etc. These images are from Country Living Magazine, you can see many more at their site.

Carry through to wrapping paper- Choose wrapping paper that matches your theme. You could use plain brown paper with a colorful ribbon for a country theme or all silver paper with any color of ribbon to match your decorations. Quality ribbon makes a big difference in the look of your wrapped gifts. You can find ribbon by the yard at craft stores or online. Lastly, handmade tags are a nice finish that personalize the gift.

Tip: instead of using tags for your children, wrap each child’s presents in their own gift wrap- green for Jack, red for Lauren.

Use clear lights- Plain, simple, festive.

Use what you have in different ways- You don’t have to buy all new decorations to make a change, create a new look by using what you have in different ways:

· Ornaments in a bowl for a centerpiece

· Garland around windows

· Table runners on coffee and side tables

· Gather fresh greenery from the garden

· Decorate with fruit, flowers and food- ok, not such a good idea if you have pets or small children...

Home Staging makes a Big Difference with Small Updates

The seller of this 1960 original beach house called me after trying unsuccessfully to sell his house in Redondo Beach.
