Often I hear agents say " it's vacant and easy to show". I wonder if they seriously, think that vacant and empty is a good thing? Visualizing what a room can be may be easy for them but for the majority of people it is not.
How do these spaces INSPIRE or make potential buyers want to purchase ? (see after photos below)
* Empty rooms leave potential buyers with an empty feeling.
* Empty rooms feel cold, and uninspiring.
* Empty rooms give off negative energy.
* Empty rooms usually feel smaller than rooms that are
professionally staged.
* Empty rooms often sound hollow and unappealing.
* Empty rooms do NOT photograph well and shown online there is
NO appeal and there's confusion about what room it is.
* Empty houses have no drama to grab the potential buyers
attention and make them want to live in that house.
Here are the only good things that I can say about an empty room:
* Traffic flow is might be easier when the room is completely empty, not better but easier.
* Empty is better if there was too much clutter in the house and the sellers will not do anything about it.
* Empty is better if the house's condition is not tip-top because staging is not meant to hide flaws and
defects in condition.

Am I missing something or are a very large percentage of today's buyers a very different breed than in the recent past?
As I see it:
Today's buyers want:
-updated features in homes to include:
~flooring
~light fixtures
~appliances
~cabinet finishes
~plumbing fixtures
~high-end countertops
~and much more
Today's buyers do NOT want:
~sculptured two-toned carpeting
~vinyl flooring
~shiny brass light fixtures or plumbing fixtures
~laminate or tile countertops
~wallpaper
~faux painting wall treatments
~white appliances
~anything golden oak
~and much more!
Today's buyers are budget conscious, time conscious and very style conscious. So, forget about marketing your home to today's buyers unless you have changed out the above items and then staged the house. Even a price reduction won't attract today's buyers if they see 1980s and 1990s choices in style, design and décor. Also, forget offering allowances at closing for new flooring, countertops etc. Buyers don't look that far into the future or visualize what this house could be.
The large majority of today's buyers are not looking for fixer uppers or reno' projects. They are getting more and more picky. They don't want to buy a house "as is". They don't want to spend their limited leisure time repairing or waiting for contractors to update. They want to move in, be comfortable and take pride in their surroundings from the onset.
If you cannot provide the upgrades in a house, then in this market, the potential buyers will move on and find a house where the "dirty" work is already done. They want it all and they want it now.

Dream Interior Redesign and Staging was called in to stage this cape code on a serious budget. This house had been vacant and on the market for 3 months. I had to use only the owner's furnishings but I could add my accessories and artwork. She had all antiques and none were in very good condition. The agent that hired me stopped in afterwards, with clients looking for a higher-end home and they wrote an offer. The next agent in wrote another offer. This doesn't happen in today's market, 2 OFFERS in the first day.
I doubt that these before and after photos will make it into my portfolio. It's not a job that I'm most pleased with the design results, but everyone is happy. It's a 2 week escrow and I destage next weekend.
That oughta get the ball rollin'.
Moral...even when you have to use their old stuff it CAN happen. Must keep an open mind...I'm saying that to remind myself!


The new owners must really like blue!
I know that the staging really helped make this sale but this house also got a thorough cleaning and it really sparkled.
I also replaced all of the lighting fixtures throughout the house and it made a BIG difference! This is a must do for most houses in my area.

Most home sellers and Realtors know that lighting is crucial when showing a house. Lighting warms rooms and creates ambiance. However, since having the lights on is so important they become points of focus and therefore can also be a negative distraction if they are old, outdated or in need of repair.
Updating the lighting fixtures in a marketed home is a relative small financial investment that can reap big rewards.
The big box DIY stores have updated fixtures that can measurably improve the WOW factor in any house. It is worth the money and the effort of installation to update light fixtures. Fixtures dating pre-80's and even 90's, give a negative impression.
I am often shocked by new homes that have contractor-grade, dated lighting fixtures. That message says, "I'm a low dollar house" and the results could mean a sales price that's lower than what is desired.
These are examples of some of the light fixtures that need replacing:
Sellers should also must keep the following in mind when preparing a home for sale, in regard to lighting. 1) Fixtures needs to shine, (no rust, no tarnish, no dust and no cobwebs, 2) All light bulbs must be working and need to be dust free, 3)Consider clear bulbs in fixtures where there is down light, 4) Add up-lights in dark corners and below silk plants for drama. 5) Add a timer to important fixtures if you will not be home to turn on the lights OR ask the Realtors to turn on the lights BEFORE the potential buyers come into the house. (2 minutes of preparation can make a lasting impression)
