Buyers need to create a Wish List. Before the home search begins, your real estate agent will want to know as much as possible about the features that you must have and the features that you would like to have. So, just like a Christmas Wish list for Santa, you need to provide this vital information to your realtor. This will help your Realtor analyze the listings in your area and then provide you with listings that meet your needs. The list below is just an example of some features that you may want to include on your list:
There are a number of other things that could be considered, but these are the basics that will help your Realtor start the search for you new homes. Just remember to have fun with it and don't stress over it. You can always change your mind.

I have noticed a trend with buyer clients in the past several weeks. The buyers start out with a mission to find the best possible deal on the market. These are qualified buyers. So the buyer and I do the search process and then the elimination process. The search is narrowed down to a couple of choices and of course they must think about it to weigh all of their options. Then the buyer comes back to say I don't think any of these will work. Can we keep looking? We start over. This keeps repeating. Are you getting the picture?
Then as you probably have already guessed, my phone calls or my emails are not returned. Finally, out of guilt or obligation, some of the buyer clients have called me back to say "we are going to wait until the first of the year to buy a house", " we are not ready yet, but we will call you asap" or "we spent our earnest money so it will be a couple of more months". Some have asked me to call them if I see a really good deal since I know what they like and they may consider purchasing sooner. It looks like buyers want that ultimate deal.
I am going to look at the positive side. I have really learned the market in my area and hopefully, I have planted some seeds that will grow next spring when some of these buyers are ready.

Curb Appeal is just as important for the exterior of a home as staging is important for the interior of the home. Simple things like general clean up, pressure washing, painting, replacing or adding shutters, landscaping and neatly trimmed grass and shrubs will cause buyers heads to turn. A house with curb appeal will make the house shout look at me. Does anybody else have any inexpensive curb appeal suggestions?
