chickens on their property…it is like the rebirth of life, like the season of spring. It is almost here so let us invite her in!

From the ordering of the baby chicks via over night mail they arrive, setting up the 95 degree heat lamp in a tupperware container to house them, understanding the variety of chicks they ordered (7 different chicks all of a different variety), holding these cute fuzzy, wuzzy chicks in the palm of your hand….

Well spring brings new life to this new home just bought by this young couple. So much to look forward to in their lives and their new chicks lives. I am so glad I could experience it with them. It is a great share in my life for the thoughtfulness they bring to my life too.

The chicken coop is on the deck ready to move to the side yard …it will be a month or more before the chicks grow feathers and can enjoy the outside spring weather…so sweet. It is all about the season, new beginnings and new life. Enjoy what is ahead of you in all you do. For me I like the RI real estate business- that's my baby chick that I nurture daily... Right now for my young clients it is about fuzzy, wuzzy chicks- spring is coming. Something about the rebirth of a season.

13 Charlestown RI homes have been sold in February 2012:

1 waterfront Charlestown RI home sold for over $1 million

1 home sold for over $400,000

3 homes sold between$300,000- $400,000

8 homes sold less than $300,000

There were 94 Charlestown RI homes for sale in February 2012 which another decrease in inventory. This is the sixth month of a decline in real estate inventory in Charlestown RI (which is typical since many homes are withdrawn from the market for the winter months).. Yet there were two more homes sold this month than the prior month.

Average Home Sale Price in February 2012 was $280,453, homes sold on average for 92% of list price and were on the real estate market for 178 days on average.

The Charlestown RI real estate market has improved from February 2011 to February 2012. Home sales have doubled and homes in pending have increased by two. All signs of a stronger spring market and sellers have been waiting to hear this improvement!

The February 2012 local real estate shows signs of rising slowly as an increased interest in homes is demonstrated by sales which continue to happen in Narragansett real estate.

15 Narragansett homes have been sold in February 2012, as follows:

1 waterfront home sold for just less than $1 million

2 homes sold over $400,000

7 homes sold for between $300,000-$400,000
5 homes sold for under $300,000

Take note:

Average Home Sale Price in February 2012 was $387,566, homes sold on average for 92% of list price and homes sold were on the real estate market for 119 days on average.

Home sales are up 200% over last year same time and pending home sales in Narragansett are up 55%…this is very encouraging news for sellers. Buyers are definitely out there buying this year!

There were 177 Narragansett homes for sale in February 2012 which was a 5 % increase over the prior month(8 more homes for sale). Certainly the choices of homes in all price ranges are there for interested buyers. In the $1 million category there are 39 Narragansett homes for sale right now. The number of homes sold in February was 15% more than the number sold in January….

South Kingstown RI Real Estate Market Report-February 2012.

11 South Kingstown homes have been sold in February 2012, as follows:

0 homes sold over $400,000
4 homes sold for between $300,000-$400,000
7 homes sold for under $300,000

Home sales are down slightly from February 2011 but pending home sales have increased.

Average Home Sale Price in February 2012 was $249,454.

South Kingstown homes sold on average for 91% of list price and on average were on the real estate market for 202 days. This was nearly a doubling of days on market over the prior month.

There were 216 South Kingstown homes for sale in February 2012 which was a 4 % increase over the prior month. The number of sold homes has decreased by 8 homes this month which is significant drop in homes sales for this town. However, pending sales are up.

South Kingstown continues to have a good supply of homes for sale yet the waterfront South Kingstown homes for sale are selling slowly.

There are 34 homes in pending status in South Kingstown RI (pending sales are awaiting closing and are up by 10 homes over the prior month). Yet, the home absorption rate for South Kingstown homes for sale remains high and continues as a buyers market. Pricing is key to selling a home in this market – the right location, condition and price. As you can see from the statistics, the homes under $300,000 are experiencing the largest surge in homes sold here.
