The local real estate market shows signs of rising slowly as an increased interest in homes is demonstrated by showings and sales which continue to happen in the Narragansett real estate locale.

13 Narragansett homes were sold in January 2012, as follows:

1 waterfront home sold for over $1 million

7 homes sold over $400,000

3 homes sold for between $300,000-$400,000
2 homes sold for under $300,000

Narragansett RI Market Report

Narragansett RI Home Sales by Price Ranges- January 2012

Average Home Sale Price in January 2012 was $496,403, homes sold on average for 90% of list price and were on the real estate market for 121 days on average.

Median Home Sale Price in January 2012 was $492,500, median price of homes sold was 93% of list price and the median days on market were 62 days.

There were 169 Narragansett homes for sale in January 2012 which was a 8 % decrease over the prior month(15 less homes for sale). Certainly the choice of homes in all price ranges are there for interested buyers. In the $1 million category, there are 35 Narragansett luxury homes for sale right now. The number of homes sold in January was 32% less than the number sold in December…. sales continue to fluctuate up and down in this waterfront Narragansett community.

No Narragansett short sales sold in January. There are two active Narragansett short sales on the market right now. RI short sales continue to grow in the various towns so working with the North Kingstown short sale agents can decidedly make the difference in a successful outcome with this process. South Kingstown Real Estate is at the Beaches too!

19 South Kingstown homes have been sold in January 2012, as follows:

3 homes sold over $400,000
7 homes sold for between $300,000-$400,000
9 homes sold for under $300,000

There were 207 South Kingstown homes for sale in January 2012 which was a 4 % decrease over the prior month which is a continued decreased in homes on the market. The decrease in home inventory is encouraging news for home sellers. The number of January's sold homes was equal to December’s sales and South Kingstown remains the strongest town in home sales in South County RI but it also has the most homes for sale.

The average home sale price was $294,631, homes sold for 93% of list price and were on the real estate market for 111 days in January 2012.

South Kingstown continues to have a good supply of homes for sale yet the waterfront South Kingstown homes for sale are selling slowly. The choice of oceanfront homes is there for the buyers who are discerning luxury RI home buyers and can see that choice property priced well is one of a kind to buy.

There are 24 homes in pending status in South Kingstown RI (pending sales are awaiting closing and are up by 3 homes over the prior month). Yet, the home absorption rate for South Kingstown homes for sale remains high and continues as a buyers market. Pricing is key to selling a home in this market. Many homes are selling over market price if the condition, location and price are nicely aligned and desired by buyers now.

No South Kingstown short sales closed in January.

Words I Love to Hear: Clear to Close. There is nothing better than the ring a linging of those three words.Charlestown RI Home in Sales Contract When the buyers lender called me up today to let me know that we were good for a Monday morning closing. It is time for this Charlestown RI home for sale that is just right for these buyers.

This home has special meaning to me since these young buyers are buying a Freddie Mac foreclosed home that has taken 4 months to get to the closing table. THey are just waiting to move into their Rhode Island living home.

Nothing was easy about this home..from the inspection to the radon in the water to the bacteria in the well...Oh, it just went on and on. The buyers have work to do in this home but they have great expansion possibilities in the upstairs that has been all roughly finished for them. With 2 acres of land and low real estate taxes and just 10 minutes from town, they are planning their future with the words I love to hear: clear to close!!

We also are getting a present from the Bank I am told...not going to spoil it because it will definitely put the cabash on it at this point! Even with all the issues to get this sweet Charlestown RI home to closing, the REO agent and her team were very cooperative with getting things done (well I am a sweet talker) to please my buyers lender prior to closing. And we have no snow...shhh!

So I'm counting the hours with my buyers until we get there...lets see that is 123 hours and counting down....think I am a bit crazed by this point...oh no...this is how a North Kingstown real estate agent celebrates! Words I Love to Hear: Clear to Close.

People who Rather Rent then Buy Real Estate. Not everyone is meant to own a home to live in andBurning cash = Renting a Home that is an acceptable fact. Some home buyers will never be able to get a mortgage, some people will stay living with mom and dad, some have gone through foreclosure and others rather throw their money away in rent!

I field calls, as most real estate agents do, from consumers regarding rental properties constantly. That is not my business, my business is selling Rhode Island real estate and rentals happen rarely for me. As a North Kingstown real estate agent it is more important to focus on my buyers and sellers properties.

Still I find buyers are still thinking they are going to find that 'perfect' home to suit them. No home is perfect just like life is not, adjustments must be made, give and take happens and a consensus or compromise results. This is my take on buying. So why are you waiting buyers? You will never have mortgage rates so low and you are losing ground everyday you make a rental payment instead of a mortgage payment - it is like burning cash!...Really.

One of my clients' tenants moved out today and I was ensuring the home was broom clean and ready for the next tenant. $1500 a month this man figuratively threw in the garbage for 3 years by renting this home when he had the money to buy a home. That is $18,000 a year times 3 years = $54,000 he lost in home equity by not stepping out to by a home. He finally did just buy a condo with his brother...hallelujah I told him.

This nice gentleman told me he was very foolish to wait the extra 2 years to buy and he knows he lost good home deals. But at least he sees that he now has a small 2 bedroom home that is his now. Yes, he said "Ginny, you were the crystal ball I could not see" Really, never thought I would be deemed that one. Finally, he does not need to worry about when the landlord will hike the rent and by how much! Yes, the rent is going up here ...as all residential rents are in my South County RI area.
