Home Inspection / Tree roots cracked sewer lines

Just one more reason for Home Inspections. I was doing an inspection yesterday and after checking all pluming, sinks, toilets, diswasher, tubs, showers and drains inside the house, I went outside to check the foundation and grounds. In the front of the property behind some plants I noticed water bubeling up from the ground. The water was on for a couple of days before I had got to the property. So when I saw the area that the water was coming from I knew it wasn't a pressure line. I noticed the tree roots at the surface in most of the front area. Then I noticed the water slowed to a stop? I carry a shval with me at all times, so I though I would just check a little bit to see what may be the problem. Wel I dug down about 12" and found the problem. The tree roots had broken the sewer pipe and lifted it up about 4 inches allowing the draining water I had run to check things inside to run into this planted area for some extra watering.

So are Home Inspections important? I would say so.

Home Inspection A/C not cooling properly

When having a Home Inspected, make sure your inspector list the tempature of the air coming from the registers while checking the Air Conditioning. Many Air Conditioners seem to be working fine, however they are blowing air that is not cool enough to cool the home. This is often a problem with the system not being charged with enough freon. Not only will this problem not cool the home properly, but it makes the compressor of the AC system work harder and can cause it's life span to be shortened.

So be sure the temperature out put is recorded on your inspection reports. It should range in the area of mid 50 degrees F.

Sinks draining slow?

Did an inspection this morning and found 3 bathroom sinks draining very slow. Decided to open up traps under sinks. All 3 had concrete pured into them. Yes this was a bank owned REO.

So "YES" again, Home inspections are a must.

Home Water pressure

I was doing an inspection yesterday, and found 3 toiletsto have their angle stops (water valves) leaking. So immediately checked the properties water pressure. The pressure was 85 pis. I checked the water pressure valve in the garage and found that some one had adjusted it all the way open for high pressure. Luckily the water was just turned on that day of the inspection and had not had time to cause any major damage, but very well could have.

Suggestion: When having water turned on to a property if possible always shut off the main valve at the house valve, until the Home Inspector gets their to Inspect as a safety pro-cation.
