Hello All! Last night I had the pleasure of going to "The Brick House," located on High St in Pottstown. I realize it's not exactly "new" anymore, but if you have not been there yet, I urge you to go!
The food was wonderful, the atmosphere was classy, but most importantly, the bill was very very reasonable. From the looks of your surroundings it seems like the type of place where a simple beer would be 7 dollars, but again, everything was priced perfectly.
It really isn't your typical dive bar at all! I honestly feel this is a great addition to our area. I wish them the best of luck and I will deffinately be dining there again and again.

Advertising is something I believe you can never have or do too much of. I currently use so many different strategies, It's hard to keep track of everything I'm paying for. I decided last month to have my administrative asst. keep track of all the calls that came in based on where they were referred from. Here's what she showed me.
The Real Estate Book (The actual Book) - Created 22 Calls - 2 of which resulted in an agreement.
The Real Estate Book. Com - Created 0 calls.
The Mercury ( My Local Newspaper ) - Resulted in 62 Calls - 1 of which resulted in an agreement, and 5 new listings.
Harmon Homes - Resulted in 3 calls. 1 showing - no results.
adnet.homes. com (Harmon Homes Website) - 0 Calls - No Results
My FeaturedBlog - Resulted in 12 Calls - 4 showings and it's looking like an agreement.
My Signs in Sellers Yards ( Drive By's) - Created 4 Calls - 4 Showings.
Craigslist - Resulted in 2 Calls - No Showings - No results
Glen Russell . Com - Created 6 Calls - 5 Showings & 1 agreement.
Real Estate Today - Created 1 Call, 1 showing, and 1 agreement
R-Bid . com - Resulted in 0 Calls - No Results
KW . Com ( Keller Williams Website ) - Resulted in 2 Calls - 1 Showing
There is obviously some of these that could be done away with. You would think in this day in age, the website marketing would be booming, but in all reality - I get the most results through newpaper and real estate magazines. Maybe consumers feels more comfortable with what they know and are used to. All in all it was a good way to see where my business was coming from, and I will be making some changes.
If anyone has any ideas on where I should START advertising, or where I should STOP. Please let me know what you think.

This week, my girlfriends daughter is getting ready to move out of our home, and in with her boyfriend. She is 23 years old, and should know better than this, but as always, she has waited to the last minute to do ANYTHING other than fill my garage with empty boxes. As she's laying on the couch during a perfectly good saturday, I snap and tell her it's time for a garage sale.
To my surprise, she actually seemed excited about the idea. Over the past 2 weeks, we've planned, sold, and packed together. It's been a great time, and we even managed to come up with our home-made "Garage Sale Check List" Hopefully our mistakes can help other people, because pretty much everything on this list, we did the opposite. Enjoy!
1. Take either a few days to a week to prepare.
2. It's probably not a good idea to have your garage sale on Christmas, Halloween, or any other holidays, especially Columbus Day.
3. Weekends will attract more people.
4. You may be more successfull if you team up with someone else, to create a super garage sale.
5. Good things to sell: Bikes, Toys, Jewelry, Games, Decorations, Sports equiptment.
N.B. **** IF YOU ARE GOING TO SELL CLOTHES, you must create a "dressing room" type area. ***
6. Make table or tables look neat and presentable. Group similar things together. Place the more expensive objects in the back of the garage, so that people are forced to browse in order to get there.
7. Have a 25 cent, or 1$ table for kids to shop.
8. Don't sell anything that is broken or in bad shape, just chuck it. Make sure clothes are hung up somewhere and sized correctly.
9. If you are selling appliances, make sure you place them near a plug so you can prove they work.
10. Make sure there is enough room for people to park, pull over, or load something into their car.
11. Have paper bags available for people who buy multiple items.
12. Put an ad in the paper, include directions, times, and maybe even a few special items
13. Place ads in local grocery stores and shoppes.
14. Make sure you use signs around your area and neighborhood directing people to your home.
15. Remember that shoppers are looking for bargains. Be prepared to sell for low prices.
16. Really valuable items should probably not be sold at a garage sale, but at the same time, there is nothing so worthless that SOMEONE might not want it. Have a "free" table to get rid of things not worth charging for.
17. Make a sign noting Cash Only - and that there are no returns
18. Have plenty of change in a box in a private place.

Divorce is a tough situation which opens many emotional and financial issues to be solved. One of the most important issues is what to do about the house.
In my opinion, you have 4 basic options:
1. Sell the house NOW and divide up the proceeds.
Your primary consideration under these circumstances is to maximimze your homes selling price. We can help you avoid the common mistakes most homeowners make, which compromise this outcome.
As you work to get your financial affairs in order, make sure you understand what your net proceeds will be. Ex) After selling expenses, and after determining what your split of the proceeds will be. Note** The split may NOT BE 50/50, but rather may depend on the divorce settlement, the source of the original down payment, and the legislative property laws in your area.
2. Buy Out Your Spouse
If you intend to keep the house for yourself, you have to determine how you'll continue to meet your monthly financial obligations, if you now only have 1 salary.
If you used 2 incomes to qualify for the old loan, refinancing on your own might be a challenge.
3. Have Your Spouse Buy YOU Out
If you are the one who is leaving, you have the opportunity to start again in new surroundings with cash in your pocket.
However, be aware that if the old home loan is NOT refinanced, most lenders will consider both you AND your spouse as original co-signers to be liable for the mortgage.
This liability may may make qualifying for a new mortgage difficult for you if you decide to purchase a home, even though you won't have legal ownership.
4. Retain Joint Ownership
Some divorcing couples postpone a financial decision with respect to the home and retain joint ownership for a period of time even though only 1 spouse lives there.
While this temporary situation means you have no immediate worries in this regard, keep your eye on tax considerations which may change from the time of your divorce to the time of the ultimate sale.
