You are going to buy a home, your not form the area, and you want some help making sure you do not pay to much, have a lot of work to do to the home after your purchase, so contract with a REALTOR(R) by using a Buyer Broker Agreement. I speak only in reference to the State of Maryland Real Estate Rules and Regulations.
1. Ask your agent how signing this agreement is to your advantage?
2. How much will it cost you the buyer?
3. What will you do for me the listing agent won't do?
4. What if we do not get along after I sign a contract with the agent?
5. What else will the agent tell me that will be to my advantage?
6. & 7. Just a little tidbit more information
1. Your agent will tell you he is reprsenting you and working for you to get you the best price and terms possible. The agent will show you paperwork on properties that have sold that is simuliar to yours you will see what the property was listed for and how much it sold for. He will handle and keep you informed on all items pertaining to your transaction of buying the home. He will contact you first if a property is under price, or with anyother item that is an avdantage to you, the buyer.
2. Ask how payment on your contact works, many time if the listing broker co-ops with the selling broker there is no charge to the buyers agent, it all should be spelled out in the Buyer Broker Agreement
3. The agent will verify if the home is over priced by using comps from other sale, they weill help you with deciding on what price to offer, how to structure the contact to you, the Buyers advantage, negoiate with the seller through the sellers agent to get items repaired, or replaced, or reduce the contract price you offered.
4. Have a cancellaton clause in the contract, I do a 20 day cancellation as Iknow if I like that buyer and if the buyer likes me with in that time frame, from personal contact, through phone calles, e-mails et.
5. Your agent should tell you anything about the seller, and the property that is of public record. So you are not from the area, the sellers getting a divorece, in foreclosure or looking for a short sale, your buyer agent will tell you . Putting you in a better position to maybe purchase the property at a lower price and better terms.
6. Your agent shold have knowledge of the best home inspectors, termite companies, and anyother venders you need for inspections so you do not have additional expense after settlement unless it is your choice.
7. Make a list in advance of what you want in a buyer's broker and interview agents and select the one that meets your needs. The listing agent always represents the seller in the State of Maryland when he has the listing personally. The lisitng agent can still sell you the house, as long as you understand and are made aware of in writing that the agent is the sellers agent and you will have no representation through the listing agent.
Remeber the agent does not get paid if they do not make a sale and they have expense wheather you purchase or not. Also professional REALTORS(R) want referrals from past clients, customers, friends and family. So to the true professional they want their client to be happy with the transaction and tell all their friends, family and everyone else what a great REALTOR(R) they had. Now that is a win-win for evrybody and speaking as a REALTOR we love those referrals from satisified clients or customers.

Real estate here on the Eastern Shore including , but not limted to Talbot, Queen Anne, Caroline and other ares are doing well compared to other ares in the news.
