I've been contemplating on this questions for the last few months.."If the market stayed the same or got worse for the next 7 years will I be okay?"
WOW!? What a blow right in the stomach.... I'm already tired.
Well, hold on to your hats because it may just be a reality. Looking at what governement and our world economy in the last 3 years and what has been accomplished this can possibly happen.
As my Pastor says, "If you knew that GOD is coming next month, why stop the sin now. You should have been prepared from time you became a follower of Christ." (Or something to that affect.)
So my preach for today, "Get Prepared!" Because if you think its been hard in the last 3 years, you've haven't seen nothing yet.
5 Tips to get yourself Prepared & Back in Business
1. Stop the Whinning. & Shape up that attitide......If your Attitude Sucks...... Fix it!
Also, Turn off the TV, Cable, News, Netflix & Non-Propuctive activities.... NOW.
2. Ask everyone for Business and pass out your business cards. You have them for a reason. When was the last time you passed one out.
Go to family events, parties, community events, Starbucks.. "I don't have any money?"
??? Use Facebook - Its called a Social Networks, so be Social, Duh?
3. Stop spending on fancy advertisements unless you know your marketing business plan and your budget. Your gonna need those funds in other areas of your business, like MLS membership, lockbox, gas, car maintenance, etc...
(If you single father like me, no room for error.)
Plenty of FREE places on the internet: Yelp, Facebook, Linkedin, Google Places, Bing, Yahoo-Local, etc..... FREEEEEEEEEEEEE I said, FREEEEEEEEEEEEEEEEE... And by the way. They work pretty good.
O Yeah!!! You run a business, so that means you can't spend 80 percent of your time here in this area.
4. Use the phone - 'Go Direct' (just how we like to do our 'Showings').
Pick up the phone and just go by the numbers. We are in a numbers game, make 5 calls a day.
"Hey Joe, this is Jeffrey deJESUS. How are you? The reason for this call, if you don't already know I'm in real estate. And I am looking for your support? We are in a very interesting time and I'd love to help people....Are you or someone you know is looking to buy or sell real estate? brother, sister, friend uncle or aunt?....... Okay Joe, thanks and I will follow up with you next week and get a list of referrals from you then. Take care, and give my regards to Jane & the Kids." Five calls a day x 20 days in a month.... Wow!? 100 calls = ???$$$???
5. Work Hard......... (Have Faith...Love GOD... HE will make the way... But you must do your part.)

Very few times I am not in a meeting, showing a property, listing a home or talking on the phone.....
Bored, so i'm just gonna post a Blog......

Times have definately changed and the Good News is, that you can take advantage of these times.
Never in History has this business been any easier. Why? A few years ago we all had to go prospect one-by-one through a party or in a grocery store line, or some thing like that..... Now with the internet you can touch thousands of potential clients at an instant! and that is Power..
Here are other benefits that changed from the past:
-Clients usually do not ride in my car anymore. (Clients already know what they want.)
-I don't take them out to eat.
-More appointments because the clients are just as busy as I am.
-Most customers are qualified before they get to me.
-They usually have done enough research on Who, What, When, Where and How they are going to Buy or Sell their real estate.
And these are just a few.
So if your not busy and your pipeline isn't full. You may want to re-think your business plan.

This week I've been tremendously lucky??
As they say..
I picked up 10 (avg. list price: $500k and there not all short sales. LOL) listing because i have a strategy, I work hard and I am GOOD at what I do!!
And for YOU! If this is your industry for life. YOU need to make that decision that since I'm working this crazy real estate business. I might as well be the BEST!
Start with FREE Branding and Advertising: Social Media is great, Pass out business cards, ask for referrals, talk to everyone and keep it short and to the point.
Many real estate profesional are dying and they need to understand that TODAY, is the real deal and if they do not get any better at there job, they are probably gonna starve. Its crazy I still see agents that have not changed and its scary.

What does Starbucks have to do with real estate??
Every morning I go to Starbucks and when i go, my objective is to pass out 5 business cards. And guess what! Business has never lost a beat!!
I am always prepared to meet and greet new and old acquaintances....
TIP OF THE DAY "MAXIMIZE EVERY OPPORTUNITY YOU HAVE TO PROSPECT!"
Wow! San Mateo County has been interesting for the last 6 months....The market has changed and expect it to continue to change.
And if your like me, 20+ Pre-Approved FHA Clients but can't catch a break by having the seller/listing agent accept your Offer. Why??
Because the inventory is low and we are receiving multiple Offers, let alone you have an FHA client.
Problem: 1. Low Inventory 2. Multiple Offers 3. Appraisal Issues 4. Loan Guidelines 5. Listing Agents prefer Conventional loans and its also competitive with many conventional loan Buyers
Solution: 1. Adjust that Attitude 2. Network with Officemates, top listing agents and REO Brokers 3. Call Short Sale Pending Properties (lots of the short sale deals fall apart at the tail end of the COE) 4. Educate your Buyers that they may have to put more than the list price 5. Look for the conventional buyer with 20%+ down 6. Get your own listings 7. WORK HARDER
