I am teaching a course on Creative Real Estate/Alternative Solutions...it's a blast! It's designed for a class of approximately 30ish realtors. I would love to incorporate some 'www' examples of really creative ideas and, promote ActiveRain in the process!

We cover, created notes, carry back notes, all inclusive notes and deeds of trusts, trading, 1031's, looking for benefits, jewels...art...auto's, etc. as down payments, self directed IRA's, and the like. If you have an example of something creative you've done...let me know. I'd love to use your examples...it makes it real and, fun too!

We're all looking for ideas on how to expand our areas of expertise. The self directed IRA's seem to be a great vehicle for those who are disenchanted with the stock market...not that they want to dump everything invested but, to perhaps diversify a bit and move their monies around a bit.

It looks as thought, historically, it's taken years,10 or more, for the stock market to rebound to even a break even position. Where, if we self direct our IRA monies...and leverage a bit, we immediately recoup a significant position? Am I all wet?

I sincerely would appreciate some comments on this process. I'm excited to learn more and...I am!!! I look to increase my business this year with quite a few of the IRA investors....Interesting stuff.

Yes, it's a challenging time and market. However, we are in the perfect business, as realtors, lenders, title people...etc, to help! People always need a place to live and, if you think about it...where can you go that is not someone's investment property? Absolutely NOWHERE! Think about it!

Couples get married, have children, divorce, pass away, get transferred, are forced to sell, see the benefit of the low interest rates and, yes...low values of homes right now....endless reasons for needing our help. We have to raise our hands and eyes and get in the swing of who we are and what we have to offer this economy. Stand up and 'ask for the order'!

I've seen 3 down turns in my career in real estate...this is honestly one for my books!!! I've got my thinking cap on everyday! Keeping my agents motivated, thinking positively, with an eye on their fantastic occupation.

Focusing on the reality of each and every buyer's and seller's circumstance is paramount. Sure, we don't have the luxury of the old days where we'd test the market to see if we could get a few dollars more for our seller's...but, we can get what's real and right!

Buyer's are problem solvers in our market today. They have the benefit of just plain being in the drivers seat for getting a deal of a lifetime (value and interest rates) while providing a solution to a challenged seller, lending institution, etc.

These are exciting times. These are challenging times. These are times for us to be who we are..smart, strong, educated and aware.

I came to the party, hosted by active rain...everyone was there...I started to mingle...I met a lot of new people...I was inspired...the level of integrity, ethics, honesty was almost overwhelming...I came back again and again and then, finally I found myself to be a "guest speaker". It amazed me that someone thought that what I had to say was worthy of being 'featured'...

When I saw the little gold star by the bottom of my blog, I thought how fitting...the name of my company is "Gold Star Realty, Inc"...that's not a plug...it's the truth and, that is what I thought!!! When the fellow, George Tallabas (you must check out his site...he's awesome!),who referred me to Active Rain commented on my achievement, I was honestly surprised. OK, some people say, don't go for the points...keep the content in first place, etc. I sincerely and wholeheartedly agree! However, after my experience, having that recognition has become addictive, motivating, inspirational, satisfying. I'm new to the techno world but, over the past couple of months, I have learned more than some of my employees...who I hired because I didn't know what they know!!! Interesting turn in my career...after 30+ years.

What a wonderful venue to contribute to... I look forward to 2009 with great respect; excitement and expectation...I can't wait 'til the next party at Active Rain! By-the-way, it's today...this minute...anytime you want to come...you're all invited and, you'll all have a grand time....
