Buyers -- what to expect. Buying a home in Tracy or Mountain House

Word of WARNING -- this is purely my observation based on recent experiences.

Buyers who are expecting to offer more than 5 - 10% less than asking are in for a rude awakening. We are seeing multiple offers on most "tier 1" properties. When a property comes on the market, and you love it, if it's priced well, then you better be certain that others are thinking the same thing. "I want to buy this house,today." What happens then? The best offer wins. Multiple offers, multiple people want the house and one person will get to purchase this great house. Will it be you?

Find a great local Realtor. Most good Realtors will ask around to see what other real estate agents have coming up. Frequently an agent will have a listing 3 - 10 days prior to the home being listedin the MLS. Do yourself a favor if you really want a particular house -- offer what you want to pay -- not necessarily how little the bank will take. Use a great agent, and trust them

Mountain House Home Statitics for March 8, 2008

Look at these statistics.  Things are moving.  Homes are selling. 

There are 83 homes on the Market and 23 pending.  That means a 4 month supply.  If nothing else came on the market we'd only have enough homes for the next 4 months. 

33% of the homes sold in the under $425,000 range! 

Most likely the buyers who are buying in Mountain House are first time home buyers or investors looking for smaller family units to rent. 

As a REALTOR in the Mountain House area I can tell you I'm seeing mulitple offers on this price range.  For those buyers who are still waiting for prices to go lower, I don't think we'll see much more of a drop in the lower price ranges.  Perhaps a leveling off....

Housing Statitics for Tracy, CA --- March 8, 2008

 WOW _- check out these numbers

There are 808 homes on the market -- that's way down from over 1000!  The best news of all is that there are 203 homes in escrow!  WOW!

There are 111 homes in escrow in Tracy that are less than $330,000!  Amazing.

If you've been waiting for the market to hit bottom, and you want a home less than $350,00 the clock is ticking rapidly.

Call your local Realtor TODAY and start the process, you may have to bid on several homes before you get an accepted offer.  If you're not currently working with a REALTOR call me for specialized service. 

 

Did you hear the news?

We tend to believe every bad thing we hear.  Do we believe every good thing you hear?

Here was the 11:00 news tonight -- the housing market is turning around.   May banks are now pricing homes undr what a home appraises for, and now investors are BIDDING, mulitple offers on well priced home!  We're talking 12 - 21 offers per home!

 Well- DUH - I could have told you that.

If you are thinking of purchasing a home do it now!  If you are thinking of investing in Real Estate, it's time to stop thinking and start buying!  Get going - there is still a lot or properties available -- however -- the best priced, tier 1 properties are disappearing at a rapid rate with multiple offers.

Case in point in Tracy there were 42 homes PENDING last week!  WOW We didn't have 42 homes the entire month of November and December.  So do the math -- 42 homes a week, pending, 4 weeks a month -- almost 100 pendings a month -- 1000 homes on the market - that is only a 10 month supply.  As opposed to 42 homes a month sold with 1000 homes on the market equals about 24 months supply.

 Bottom line - if you are a home buyer without CASH and you want one of these well priced homes, get a local realtor, offer asking price, be pre-qualified, have everything ready to do.  You may have to bid on more than one property and you might have to wait to find the perfect property.

Has the ball bounced -- perhaps it's just starting to roll.  Get going -- BEAT the MARKET - don't be wondering WHAT IF!

 

 

SHHHHH it's a SECRET -- only a few of us are aware!

Just a quick update, with all the doom and gloom about the Real Estate market I wanted to let you know that BUYERS are BUYING especially in Tracy and Mountain House.

Prices are again affordable for first time buyers, and investors are snatching up the Tier 1 - best priced, best conditions homes on the market.

If you need to move, don't think it is hopeless, yes your home will not sell for what it would have 2 years ago, but if you've owned it for a while you'll be fine.

What about buying something, building wealth? Do you have equity in your home, what about leveraging that money and purchasing a positive cash flow investment property?

Call me today - if you know anyone who is renting, tell them to call me. I can help them find a home. One of my recent clients purchased her first home and it cost $188,000 - her payments are $900 a month. WOW!
