Here was the 11:00 news tonight -- the housing market is turning around. May banks are now pricing homes undr what a home appraises for, and now investors are BIDDING, mulitple offers on well priced home! We're talking 12 - 21 offers per home!
Well- DUH - I could have told you that.
If you are thinking of purchasing a home do it now! If you are thinking of investing in Real Estate, it's time to stop thinking and start buying! Get going - there is still a lot or properties available -- however -- the best priced, tier 1 properties are disappearing at a rapid rate with multiple offers.
Case in point in Tracy there were 42 homes PENDING last week! WOW We didn't have 42 homes the entire month of November and December. So do the math -- 42 homes a week, pending, 4 weeks a month -- almost 100 pendings a month -- 1000 homes on the market - that is only a 10 month supply. As opposed to 42 homes a month sold with 1000 homes on the market equals about 24 months supply.
Bottom line - if you are a home buyer without CASH and you want one of these well priced homes, get a local realtor, offer asking price, be pre-qualified, have everything ready to do. You may have to bid on more than one property and you might have to wait to find the perfect property.
Has the ball bounced -- perhaps it's just starting to roll. Get going -- BEAT the MARKET - don't be wondering WHAT IF!

How do you wade through all the homes available to purchase in Tracy, Ca. There are 980 homes on the market - 135 of those are UNDER $250,000! WOW -- now do you really want to go look at 135 homes? Probably not.
Here's what to do -- 1) chose a great agent, one who knows the market. Personally I use a tier system, I'll let you know the homes at are First Tier and Second Tier -- depending on how soon you're looking to purchase something depends on which Tier we'll look at.
First Tier properties do not stay on the market very long. They are priced very well, they are fixed up, and easily to move in to.
2) Sign up a great website - you can use mine if you'd like and start watching and searching the market yourself. A great agent will keep thier eyes and ears open for your perfect home, but no one knows better than you what you are REALLY looking for. Best advise when you start thinking about buying a home, call a qualified LOCAL REALTOR. Let them WORK for YOU!
Affordable Housing in Tracy -- and Mountain House.
I picked up the Tracy Press and read an article on "Affordable Housing." The description of "Affordable Housing" was that developers should be given incentives to build UP instead of out. Keep in mind, Tracy is located in the Central Valley where there is farm land, grazing land and foothills.
I'm not suggesting we want urban sprawl or that growth shouldn't be systematic and orderly.
However, if home buyers wanted multiple housing units stacked one on top of each other they'd purchase homes in the Bay Area. They'd choose to have 4 - 6 lane roads, tons of traffic, over crowded schools, inflated crime rates, etc.
The last time the City of Tracy decided "affordable housing" was necessary the streets were impacted, our schools got over crowded, parks weren't built, the infastructure wasn't there to support the growth. WHY would the Cityof Tracy sell land in a BUYERS market? Why sell land to anyone when land costs less than it has for 10 years or more? Why NOT wait until supply and demand for housing rebounds and then mitigate for schools, roads, parks. police, fire fighters, etc. Stockton is the number 1 foreclosure City in the nation, Tracy is 35 miles south of Stockton and don't for one second think that Tracy isn't impacted by foreclosures. 
Tracy has had Measure A in place for several years which limited new building permits unit 2012, if Measure A were not in place there would be MORE homes in foreclosure than we currently have. Mountain House, only 10 miles to the West is a great example of this, tons of building, tons of vacant homes, tons of foreclosures, tons of short sales.
No matter how you feel about growth the bottom line is that we HAVE affordable HOUSING in Tracy. For the first time in years housing is affordable in Tracy. There are homes available for as low as $188,000. How AFFORDABLE is THAT! Yes, we do have a commuter community, but that has as more to do with the QUANTITY of AVAILABLE EMPLOYMENT than it does affordable housing. Tracy Unified is one of the largest employers in Tracy, and a brand new first year teacher CAN purchase a home in Tracy with the Cal Teach Lender programs. New Upwardly Mobile Executives who work in the Bay Area can't afford a home in Pleasanton, San Francisco, San Jose etc, so they choose to commute to work. Young familes choose to raise thier children on one salary move to Tracy because they can afford a home. Yet there are City Council members who think we still need "affordable" housing. We have affordable housing, it's just a matter of what you're looking for.
