Some time ago, there were home buyers put in a bad position at the design center from a particular home builder and company. The buyers felt as though the consultant did not fully explain or expose them to all the upgrades (options) that were available based on their floor plan. As the new construction process was near completion, the stair case was not as expected because of what was or was not conveyed during the session with the design center. As a real world example, I suggested to my buyer-clients that engaging an experienced home inspector to assess their new home before the sheetrock was installed would be a good idea; this is called a pre-drywall new construction inspection.

While there were several defects in the findings, including a couple of code violations, I want to specifically discuss one in particular: the framing, which ultimately became the wall, in the bathroom was not flush with the plumbing fixtures. The importance of this is to ensure that the wall is straight, not one that is bowed and unsightly.

Along with most of the other inspection findings, we were given assurance that this defect would be taken care of before drywall was installed. However, in a rush to install the drywall, the superintendent failed to let me examine the corrective measures that had been supossedly taken; notwithstanding, we were assured that everything was done. There was some defensiveness from the builder's perspective; however, since we had a pre-drywall inspection to point out their oversight and improper installation, they conceded to going back and correcting the problem.

This could have all been averted the first time around by exercising diligence. Outside of checking in on their construction every few hours, I tried to get it resolved the first time; nevertheless, I was assured it was taken care, even though I did not see it with my own eyes. Some times, home builders do not take home inspections seriously, so one must be proactive to ensure that important issues are being addressed and ultimately resolved. A simple "we will take care of everything" is not sufficient when buying new homes for sale in Acworth, Georgia (GA).
