Calling All First Time Homebuyers In Boynton Beach, Delray Beach, Lake Worth and Boca Raton

If your a first-time home buyer, it's not to late to take advantage of the governments first time home buyer grant.

You are still eligible as long as you purchase before Dec 1st 2009. If you have been considering purchasing a home, but don't know where to begin here are some easy steps:

Make a quick phone call to a Mortgage Broker or stop into your local bank: This is usually the first step because, they will be able to run your credit, and see how large of a mortgage you will qualify for. They can also tell you what price range you need to stay within, in order to stick with your monthly budget. Important Note: Your monthly payment doesn't just end with the mortgage, you have to consider Insurance, Taxes and also an HOA payment if you will be living in a Home Owners Association. Ask your mortgage broker/lender for a Good Faith Estimate, which should encompass everything i just talked about!!!

After determining a price range call your local Realtor. Make sure that the Realtor is used to working with first time home buyers and is willing to devote time and patience to helping you find your home.

If your considering buying in the Boca, Delray, Boynton and Lake Worth area, I would love to have the opportunity to work with you.

To find out if your eligible for the first time home-buyer grant visit: www.federalhousingtaxcredit.com

Please send me your questions, I would be happy to answer them even if your not in the South Florida area.

P.S. I will not give out your e-mail address or bombard you with e-mails......I'm strictly here to offer my knowledge on buying a home.

Delray Beach's GREEN Attributes!!!!

Are you considering moving to Delray Beach and love all things GREEN and NATURAL?

If so, this is the perfect Blog Post to read.

As a resident and local green Realtor, I'm so excited to share some of the things I like best about Delray Beach.

First, two of my favorite lunch spots are Nature's Way Cafe & The Nutrition Cottage. Both are awesome places to grab something quick, affordable and healthy. There names kind of sum up what they offer!!!

If you would rather grow your food, Delray has an awesome new space that they have dedicated to local residents who love to garden. Until the space is filled residents are free to take a small piece of the land, located slightly north of Doc's. There you can grow whatever you like!!!! From what I have seen the majority of the residents have begun vegetable gardens. With downtown being comprised of many condos & townhouses having a space to grow a garden is perfect for some residents.

If you venture slightly west of the downtown area, you will find The Boys Farmers Market, and The Girls U-Pick. The Boys is filled with vegetables, cheeses, meats and wine. The Girls, is a place where you can pic the hydroponically grown fruits and vegetables.

P.S. The strawberries are amazing.

If your thinking about moving to Delray Beach and need a Realtor who knows all the ins and outs, please feel free to e-mail or give me a call. I'm always up for questions.

Consolidating All The New "Green" Grant & Rebate Programs

I don't know if anyone else feels the same as me, but I'm having a hard time keeping up with all the new information for home-buyers regarding Green Grants & Rebate Programs.

I know things vary from state to state, but which ones are universal?

I know there is a rebate for going all solar, as well as tank-less water heaters.

Does anyone know about what types of rebates are offered when you buy energy efficient appliances?

What about impact resistant, energy efficient windows and doors?

If everyone can share the information they have, I will put up another blog post consolidating it into one place.

Thanks to everyone in this Green Forum!!!!
