Buying a bank repo may be a great way to buy a home with built-in equity. Clients of mine recently purchased a home 10% under market by offering more than the asking price.

Huh? Well, I educated my buyers on home values, and they knew a good deal when they saw it. We got tired of making offers on 'short sale' listings that were advertised at some ridiculous asking price that the bank would never accept. It was a learning process that they needed to experience.

Many buyers are looking for the deal, the steal, and they may find it in the bank repo. Of course, finding the bank repo that is also the dream home is going to be very difficult, but there are deals to be made.

Some buyers may think, 'It's a bank repo, let's offer 50 cents on the dollar'. Well, it's not working that way in North Orange County. Sometimes, a buyer has to offer more than listing price, and still ends up competing with multiple buyers in a bidding war.

The idea that it's a 'buyer's market' can go out the window when dealing with a bank repo. To open escrow, the buyer has to sign the bank's addendum, which makes the contract very favorable to the bank, and it could scare off the faint of heart. The buyer has to agree to the bank's terms, the property will be sold 'as-is' with no repairs to be made, and if the buyer cancels the transaction the risk of losing the earnest money deposit is greater than in a normal transaction.

It might be better to find a home you like, and deal with a motivated seller. But, there seems to be an attraction to the bank repo. Go to a home auction and see the frenzy of people bidding on bank repos. I recently did just this. If you go, bring ear plugs  -- it's loud!

The information booklet read 'Home Previously Valued at $625,000'. The booklet omits the fact that the home may now be worth $450,000. Starting bid at $250,000. I brought buyers with me that were going to bid up to $280,000. They never had the chance. The home sold for $425,000 and the buyers did not have an opportunity for a home inspection.

Brea home sales statistics for April. Brea Housing market update.

April was a good month for home sales in Brea with 25 closed escrows.  The average time on market for the homes was just 71 days.  The sales prices averaged 97.5% of the listed price.  Inventory has come down to 151 homes listed for sale in Brea.  Another 35 homes are in escrow. 

There were 37 new listings taken in April (31, if you don't include short sales).

In March, only 13 homes sold in Brea.
