I named this post "If you want it, get it!" because there is one thing we know, home prices and mortgage rates are low and both are expected to change.
There is a common theme throughout the U.S.. Buyers are not sure if they should buy now. The reason is because they don't think the real estate market has hit the bottom. This is a valid concern but lets take a closer look at the real estate market and the mortgage expectations.
This is the reality. Home prices are still dropping in most markets across the United States, but what is effecting the monthly payments the most. The way interest rates are changing and expected to change, for most buyers it would be better for then to find the house now, make an aggressive offer and get locked in on what are still historically low rates.
Let's run the numbers. I will use real life interest rates from May-August of 2008
Home Price/Loan Amount = $500,000
Interest Rate = 6% Low May interest rate
Monthly Payment = $3730
Total interest paid for life of loan = $625,233
360 month interest and principle total = $1,341,691

Home Price/Loan Amount = $500,000
Interest Rate = 6.7% High August interest rate
Monthly Payment = $3956
Total interest paid for life of loan = $705,667
360 month interest and principle total = $1,424,000
------------------------------------------------------------------------------------------
Home Price/Loan Amount = $480,000
Interest Rate = 6.7% High August interest rate
Monthly Payment = $3798
Total interest paid for life of loan = $677,440
360 month interest and principle total = $1,367,041
------------------------------------------------------------------------------------------
You can see by the numbers waiting for the price to come down wasn't advantageous. It would have been better off for the buyer to offer $490K on a home in May and get that great interest rate than to wait for the price to drop and pay the higher interest rate.
Why did I wait???
Nobody can say when the market will shift. It's better off to be safe than sorry. In the title I said, "If you want it, get it!" What I mean by that is find the home that fits your needs and wants, you already know you will pay less for that home now than you would have this time last year, and make an aggressive offer. You never know what the seller will except.

I have been using chiropractic care for about 20 years. I have been a patient of about 6 different Chiropractors. When I was a teenager I didn't know what I should expect of chiropractic care, but now that I am paying my own bills and have had many different chiropractors I have found one that stands out above all of the rest. Dr. David Doyle and his staff are very friendly and helpful. I am not just a number there. I usually have 2 or 3 people each visit ask me how my daughter and wife are. They greet me by name as soon as I walk in the door (even if I pop in without an appointment) and within minutes I am back on a massage table waiting for my time with Dr. David.
In my past experiences with other chiropractors I have felt like I was in a herd of cattle with 4-6 people being adjusted at the same time with no privacy in one big room. Sometime you have symptoms that are private and you don't want other people to hear about your issues. I have also felt that some other Dr.s are trying to get me to come in way more than what might be needed. With Doyle Chiropractic and Dr. David I don't feel that at all. They are all low pressure and you meet with the doc in a private room.
I have been a patient of Doyle Chiropractic for about 7 yrs and I have not been happier. This blog posting is to highly recommend Doyle Chiropractic as your local Chiropractor. They are all very good.

Waterfront condos are hard to come by. There just aren't that many of them out there. If you do find one you have to be Bill Gates to afford one. There are only 2 waterfront condos on todays RE SHORT LIST. One is Almost 1.2 $Million and the other is a smokin' deal @ $490K. It's located in the revitalized Juanita area found on the northeast end of Lake Washington. The satalite picture below shows this property is just a few lots down from Juanita Beach Park. New Homes for sale on 10,000+ Sq Ft of land is rare and hard to find in Bellevue and Kirkland. The reason... most new homes are built on tiny 4,000-6,000 sq ft lots. So to find 1 not to mention 4 in these areas is pretty amazing. Zoning laws have changed trying to minimized urban sprawl but this is making it hard to find new homes with enough land for multi use. Many home buyers are OK with this but there are the few that love homes on larger lots and they will not look at homes if they have small, unusable lots or lots with little space from neighbors. So here are the 4 homes I found and the criteria I used to find them.

New Homes for Sale in Bellevue & Kirkland WA with large/Big lots
LARGE/BIG lots is what these Bellevue homes got!
I am one of the few people that gives more value to a big lot than a big, fancy home. My philosophy is, you can always add to the house but rarely can you add to your lot. These days with the way zoning is and builders cramming as many homes in a community as they can large lots are hard to come by. Most new construction is built on 4000-6000 sq ft lots. There is not a whole lot of new construction in Bellevue because most of the land that can be developed has been. Builders are also building monstrous homes with only +/-10 feet between homes and/or the property lines. This is not my idea of living. In Bellevue, WA there is only a short list of homes under $600K that have 10,000+ sq ft. of property.
