New Homes for sale on 10,000+ Sq Ft of land is rare and hard to find in Bellevue and Kirkland. The reason... most new homes are built on tiny 4,000-6,000 sq ft lots. So to find 1 not to mention 4 in these areas is pretty amazing. Zoning laws have changed trying to minimized urban sprawl but this is making it hard to find new homes with enough land for multi use. Many home buyers are OK with this but there are the few that love homes on larger lots and they will not look at homes if they have small, unusable lots or lots with little space from neighbors. So here are the 4 homes I found and the criteria I used to find them.
Search criteria City: Kirkland & Bellevue, WA Price: $800K and under Bedrooms: 3+ Bathrooms: 1.5+ Home Sq Ft: 1400+ Lot Size: 10,000+ Sq Ft.

LARGE/BIG lots is what these Bellevue homes got!
I am one of the few people that gives more value to a big lot than a big, fancy home. My philosophy is, you can always add to the house but rarely can you add to your lot. These days with the way zoning is and builders cramming as many homes in a community as they can large lots are hard to come by. Most new construction is built on 4000-6000 sq ft lots. There is not a whole lot of new construction in Bellevue because most of the land that can be developed has been. Builders are also building monstrous homes with only +/-10 feet between homes and/or the property lines. This is not my idea of living. In Bellevue, WA there is only a short list of homes under $600K that have 10,000+ sq ft. of property.

Homes For Sale In Kirkland, WA with Large/Big Lots
When is it actually better to rent than buy?
I don't know that there is ever a better time to rent than buy however, your credit score, your savings and other requirements to get a mortgage loan will determine if you can buy. This time last year it didn't matter, but today it is much more difficult for those credit challenged people to get a loan. I have run into this a lot lately. If you are also asking this question I recommend contacting an LO (loan officer) you know and trust to see what you qualify for. You will most likely need to have at least 3% down and a decent credit score. If you are in need of a quality LO I have a great one. Troy Westendorf w/Liberty Financial Group.
What can you do if you want to buy but don't have enough for a down payment?
OK, you got your credit fixed and have enough money for a down payment. Should you buy now? I will answer that by saying this.... Buy low. Sell high. There are many advantages for buyers now.
I know many people are thinking, This guy is a Realtor, of course he wants us to buy now. Yes, I would love for everybody to start buying real estate today but think about it, is it better to put money into a landlords pocket or to put that money into your own? I will rephrase that with an "IF" statement. If you were paying $1500 a month for rent for the next 5 years and you decide you want to move. How much money will you get out of that house/apartment? NOTHING, NOTTA, ZILCH!! You would have paid $90K. Even if you were to buy when home prices were at their peak, history shows on average, home values double every 10 years, so in that same 5 years, if (they were average) your homes value would have appreciated approx. 50%.

Does it rain in Seattle? Yes, but not today.
After a day like today I realize why I live in Washington. Today started out with a thick fog but by around 8:30 am the fog had lifted and the natural beauty came out. If you have never been to the Seattle/Bellevue area you are missing out. On a day like today one could see forever. Get to a high point and you can see mountain ranges on both sides (east and west). Living in this area all my life I tend to not appreciate these views and the beauty of our state like I should. I was showing properties to a couple from Michigan, they kept gasping at these views. Every time they would gasp and say "WOW!! Look at Mount Rainier. Look at the Olympics. Look at the Cascades. It's amazing." I would take a look and get chills and remind myself that I do live in one of the most beautiful places on earth.
These pictures are good but they don't do justice to the real thing. Oh, by the way these pics were not taken today. I didnt have my camera with me. :(
