My wife and I are currently representing a wonderful family. The couple have several children who are reaching the age where they now need a 4 bedroom home. Whats difficult is that we listed their beautiful 3 bedroom pool home and received a full price offer within several days. We accepted the offer with the condition that the seller must find a home of choice. Our clients are on a fixed budget and finding a 4 bedroom home that fits their price range here in Santa Clarita, Ca is challenging, however his mother, father and sister are willing to help.
It's really is a blessing to work with a family that cares about each other the way this family does. Jennifer and I keep the family well informed. We think its important to answer any questions any one of them may have. I know some Realtors don't like to be bothered by family members & some family members really should not get involved, but we are building our real estate business based on relationships. We set standards for what we find acceptable and don't have a problem with walking away from uncooperative clients or clients who are unwilling to check out of control family members. Alittle explanation often calms emotional family members and leads to a great advocate / referral source. For us its all about building relationships.
My wife an I consider any listing presentation our chance to interview potential clients. During our interview we attempt to determine what type of personality were dealing with. We look for educated buyers and sellers. If we get the impression a client feels they know more about the business or resists what the market conditions are suggesting for a listing price we won't take the listing. It is important to set the standards and boundaries for each and every client. Don't work to find commissions, work to find good clients, commissions will come.

I always try to look at a situation and find the positive side of it. We all know this is a crazy real estate market, bitching about it only raises your stress level and makes you feel worse. Negative energy attracts more negative energy. In the Marine Corps we were taught to think past problems and find solutions for obstacle's. As a police officer the challenge was to quickly gain control of a chaotic situation without hurting anyone. Critical thinking kept you alive. Finding a way to work within this market is your only solution. Stay Positive!
In my opinion 57% of the real estate market here in Santa Clarita, Ca is REO (bank owned) & Short Sale business. REO's move very quickly if they are in good shape & priced right. REO's often net more then the listing price, because mutli offers are being submitted. The banks are now using the same tactic Realtors used when times were good. Stick a sign in the yard and wait for the best offer. Sales are up according to SRAR(Southland Regional Assoc. of Realtors), however According to NAR (National Assoc. Realtors) prices continue to drop.
Positives about REO's; Realtors will show these properties, REO's are good investments, faster closing times. Negatives, bidding wars, need for costly repairs and its hard to get concessions from bank.
Positives about short Sales; Helps people out of a true hardship, Short Sales are good investments, they can be purchased below fair market value, consessions could be negotiated. Negatives takes time to get lender approval, Realtors don't like to show unless approved
Short Sales are being closed, however it takes a Realtor who understands that process, its complexities and is willing to think past the problems to find solutions. My real estate career is being built on relationships not commissions. Short Sales take work, some go through foreclosure, sometimes the only reward you get is knowing you really tried to help a family. Clients facing true hardships need Realtors they can trust.
What really concerns me is what I've recently been hearing. I've heard to many Realtors make comments like, "I won't show my clients Short Sales" "I won't take Short Sale listings" "The lenders won't approve Short Sales" "I only show approved Short Sales" In my opinion this is a defeatist attitude. Did you become a Realtor to help people or just make big commissions.
Educate your clients, it doesn't hurt them to make offers on Short Sales it actually helps the seller who is facing a hardship. If Realtors are willing to write offers on short sales and educate their clients do so, we will get the BPO's, appraisals and approval process going.
Molds in Your Home Can Cause Health Problems and Structural Damage
The home buying and selling community is abuzz with talk about insurance and liability issues involving stachybotrys chartarum, also known as black mold or toxic mold.
Most homeowner policies now include a clause that excludes or limits payments for mold-related issues. While mold is a problem, in most instances its growth can be prevented or stopped before it causes excessive damage.
What is Mold?
Molds are fungi that reproduce by releasing tiny spores into the air. Spores that land on moist objects may begin to grow. There are thousands of different types of mold and we encounter many of them every day, in our homes and outdoors.
What is Toxic Mold?
Toxic mold is a type of mold that produces hazardous byproducts, called mycotoxins. While individuals with asthma and other respiratory problems may have reactions to many types of mold, it's thought that mycotoxins are more likely to trigger health problems in even healthy individuals. These toxins are believed to be linked to memory loss and to severe lung problems in infants and the elderly.
Floating particles of mold are invisible to the naked eye, so it's impossible to see where they might have landed until they begin to grow. Loose mold particles that accumulate on items within a house are easily inhaled and can be a constant irritation to the people and pets who live there.
The toxic mold we hear most about is Stachybotrys chartarum, a slimy, greenish-black mold that grows on moisture-laden materials that contain cellulose, such as wood, paper, drywall, and other similar products. It does not grow on tile or cement.
Even if the mold in your home is not toxic mold, it can still be a problem, because any mold growing on organic materials will in time destroy them and too much mold of any type smells bad and degrades air quality.

Make sure the room is well ventilated before you begin. If the mold covers a small surface area it isn't too hard to clean it with detergent and water. Allow the space to dry, then apply a solution of 1/2 cup bleach per gallon of water to help kill the remaining spores. Never combine bleach and ammonia because the mixture produces a toxic gas. There are products available that are designed specifically for mold. The Centers for Disease Control offers many tips for mold cleanup. Remember that the mold will very likely return unless you elminate the underlying problems that caused it.

If your mold problem is severe you will likely need the help of a mold remediation company, someone who specializes in mold removal.
Before You Buy a Home
In the past, air quality testing was ordered primarily to detect radon gas, but mold spore tests are becoming more common. Your home inspector might not perform mold tests, but can probably help you find someone who does.
