The McDowell Mountain Park offers a range of activities for all ages. Guided Nature Hikes, Horse Back Riding, Hiking, Sonoran Desert Classes, Picnic and Playground Areas and RV Hook-ups. McDowell Mountain Park is an extremely popular winter destination for RVers wishing to enjoy the wildlife and views in the peace and quiet of the Sonoran Desert.

Probably one of Fountain Hills biggest tourist attraction is our Golf Courses. Fountain Hills has 3 public golf courses, Desert Canyon, SunRidge Canyon, and Eagle Mountain. Our neighbors Fort McDowell have 2 spectacular golf courses that are a must play for Winter Visitors. These courses aren't lined with houses and every tee box is like an Arizona Highway Magazine Photograph! If your into Golf you could probably play every day on a different course in Phoenix and never have to play the same golf course twice! So are you going to Buy High and Sell Low or Buy Low and Sell HIGH?

Fountain Hills, AZ Inventory is now below 4 months! 6 Months inventory is considered normal. 4 months is considered a SELLERS MARKET!

If you've been waiting on the sidelines you might have waited too long.

There are many homes that are not Bank Owned or Foreclosed available that are priced to be competitive with the market. Even though some of these are Short Sales, which remain troublesome, many are people selling because they have to relocate or for other reasons. The only way these homes will sell is to price them at fair market value. So don't overlook an opportunity to buy just because it's not a Bank Owned Foreclosed Home.

The Best Place to Live in Phoenix, Arizona.

As a Real Estate Agent working with Out of State and Out of Country Buyers I'm often asked these question:

  • Where is the best place to live in Phoenix?
  • What is the best place to raise a family in Phoenix?
  • Where would be the best place to start a small business in Phoenix?
  • Where is the best dog friendly town in Phoenix?
  • Where is the best place to ride bikes in Phoenix?
  • Where is the best place to ride mountain bikes in Phoenix?
  • Where is the best place to walk or take nature hikes in Phoenix?
  • Which town has the best mountain views in Phoenix?
  • Where's the best place to play golf in Phoenix?

Of course this is my opinion but let me give you a tour and express my views on why Fountain Hills is The Best Place to Live In The Phoenix Metro Area.

First you need to know that I'm extremely prejudice to Fountain Hills since it's been my Home Town since 1973.

To me much of the Phoenix Metro area is noting but Kansas on Solar steroids. Phoenix was a relatively small community in the early 70's. Scottsdale was mostly small businesses skirted by horse ranches. Mesa consisted of rows of Trailer Parks and Citrus Groves. The towns of Glendale, Gilbert, Chandler and Queen Creek were small out lying farming communities. Sun City was still under construction and was Phoenix's first major scale master planned retirement community. At the time Sun City was the extreme far west of what was considered the "Valley of the Sun" while Fountain Hills was in it's infancy and was considered the extreme far east part of the "Valley of the Sun". North Scottsdale was Camelback and Scottsdale Road. Mesa was the East Valley and Glendale was the West Valley. For the most part, in the late 60's Phoenix was considered an inexpensive retirement destination and it 's main source of income was Snowbirds, Tourism, Agriculture and Copper Mining.

It was also the land scam capitol of the USA!

Sorry for getting a little off track but it's part of what ended up making Fountain Hills unique and one of the Best Places to Live in Phoenix.

In the 70's Fountain Hills closest gas station was at Scottsdale and Shea. The closest grocery store was at Hayden and McDowell. Theses were on opposite ends of Scottsdale and a fair drive from Fountain Hills. Especially considering it was during the Carter years and we were suffering from the even/odd license plate numbers to get gas. The people that settled Fountain Hills truly were pioneers of the old west. As strange as it must seem to today's residents, the Fountain Hills of the 70's consisted of hardworking pioneers committed to a small town and preserving local government and accountability.

Local dedicated individual formed our Fire District, Road District and collected donations to get Medical Services. They also started the Fountain Festival and the Great Eight Fair which still exist as 2 of Phoenix's premier art shows and an active an viable Chamber of Commerce.

I don't think any of us envisioned Fountain Hills becoming an elite Real Estate Community that it has become. What happened was the boom in the Phoenix Real Estate Market.

The Phoenix Real Estate Market went crazy and with that Developers bought up cheap agricultural land and threw up inexpensive cooky cutter homes. Because of Fountain Hills unique topography it was not economical to do so. Fountain Hills sits in the foothills of the McDowell Mountains and is traversed by washes and arroyos that carry run off to the Verde and Salt Rivers discouraging tract builders and encouraging custom builders looking for a niche clientele. Almost everything in Fountain Hills is custom and reflects the desires of the homeowner and the builder to express themselves. Homes were positioned to maximize the views and the Sonoran lifestyle. Just as each homeowner wanted to express their character, so did the builder. This gave Fountain Hills it's Unique feel.

  1. Since Fountain Hills sits about 1,500 feet above Phoenix, it's slightly cooler.
  2. When Phoenix is experiencing bad air quality we are typically sheltered from it
  3. Fountain Hills is an incorporated small town close to big city amenities (Pop 24k)

  7. Fountain Hills is Low Density, Low Crime and has a Great School System.
  8. Fountain Hills is just a short drive to Mayo Clinic, Sky Harbor, ASU, Saguaro Lake, Fort McDowell Casino, Scottsdale's Night Life, fine dinning and shopping and only an hour from the mountains!
  9. Fountain Hills is a Small Town with access to local government officials.

Don't think that living in the Desert excludes you from enjoying the water! Just a short drive from Fountain Hills is Saguaro Lake and the Salt River Recreation Area. Go for a swim, drop a fishing line or bring your boat. Saguaro Lake is very busy with boaters, jet skis, and recreational watercrafts in the summer. It's limited occupancy so you might have to get there early to get on the lake. The Salt River Recreation Area is jammed packed with Tubers in the summer. It's a hit with young an old looking for a lazy way to escape the summer heat. Shuttle Buses run all day long. Just stop by the shop, rent your tube and hit the Salt River. BE SURE TO WEAR SUNSCREEN and BRING PLENTY OF WATER!

If your looking for something a little quieter, Roosevelt Lake is less then an hour drive North East of Fountain Hills and it's a great fishing lake featuring Crappie, Large Mouth, and Catfish. Roosevelt is a great camping area as well. Spend your morning fishing, your afternoon hunting quail and your evening stargazing while enjoying your feast. Just a little over an hour to the North of Fountain Hills, AZ is the Mountain Communities of Payson, Pine and Strawberry. These towns sit between 5,000 and 6,000 feet in elevation and have great mountain lakes and streams to test your fly fishing skills. Or just kick back in the pines. You'll catch a glimpse of some of Arizona's abundant wildlife. Elk, Deer, Turkeys, Bear, Bobcats, Javelina are just a few you might see. You might even see a Bald Eagle or an Osprey fishing on one of the local lakes.

Other great Day Trips from Fountain Hills are: Tombstone/Bisbee, The Red Rocks of Sedona, The Prescott Rodeo/Whisky Row, Jerome, Oak Creek Canyon, Tonto Natural Bridge, Bio Sphere, Talisan by Frank Loyd Wright, Motezuma's Castle, The Boyce Thompson Arboratum, Karchtner Caverns, and Gold Panning on Lynx Creek. Yes you can find gold. Lynx Creek is a designated gold panning creek open to the public.

An Eight Hour road trip will put you in Las Vegas, Nevada, Santa Fe, New Mexico or on a beach in Mexico or California! San Diego and Rocky Point are 2 popular get aways. They affectionately call us ZONIES!

There's no reason you have to leave Fountain Hills. We have everything you need right in our small town. From Groceries to Fine Dining, Ace Hardware to Target, Dollar Store to Starbucks and our great local shops where you'll find everything from the World's Famous Four Peaks Amethyst to local and Native American arts and crafts. Fountain Hills has a Senior Center, a Community Center, Library and Museum. Fountain Hills is very art oriented. The Parks are adorned with beautiful Sculptures, Fountains, Water Features and of course the Fountain. Once the World's Tallest Fountain!

Fountain Hills also has a private country club called FireRock Country Club. 20 minutes to the North is Rio Verde and they have 3 public courses as well. If your into Golf you could probably play every day on a different course in Phoenix and never have to play the same golf course twice! If you get bored with golf you might want to try out our tournement level Disc Golf course (Frisbee Golf) at the Fountain Park, it's FREE and Fun.

I'm Mark Gridley a Real Estate Agent with eXp Realty in Fountain Hills, AZ
It's where I live, raised my family and work. I love Fountain Hills and the surrounding communities of Rio Verde, Tonto Verde and Goldfield Ranch.
My Real Estate Philosophy is just as unique as Fountain Hills is. I believe that potential Real Estate buyers are looking first for the community they would be most comfortable in. Next they start looking for a neighborhood with in the cammunity and finally they start looking for a home or condo in that neighborhood. Technology has changed the home buying scenario dramatically. Buyers are extremely well educated. They use the internet to gather information to make an informed decision. The one thing they can't get on the internet is a hands on feel for the neighborhood. Things like: What is bordering the home? Is the neighborhood noisy or does it have a busy street? I try to provide this for my clients by shooting pictures and video of "the Good, the Bad and the Ugly". Essentially I try to be your eyes and ears on the ground. Sellers reach buyers by leveraging technology to reach the maximum amount people. Buyers use technology to research the community and the value of the home. I use technology to educate and market my community to you. That's why I've been dubbed the TecKnow Real Estate Agent.

I'm not a Real Estate Agent for everyone. If your expecting a Real Estate Agent driving the latest BMW, wearing a Mr. T Starter Kit and a suite. I'm probably not your guy. I dress casual, talk straight and I'm not a "Salesman". Heck that's why I moved to Fountain Hills! My focus is on your needs. I specialize in Fountain Hills, AZ Real Estate because I believe it's impossible for me to be educated on the entire Phoenix Metro Area. I know Fountain Hills Real Estate and the homes and condos available for sale and for rent. Once your sold on Fountain Hills I'll drill down into the neighborhoods that would best fit YOU. It's the little things that you can't do on the internet that will help me serve your real estate needs. Things like you want to be able to walk to shopping or the park. Possibly an El Lago Condo. You want to be close to a church or school. Then maybe Mirage Crossings. You want a really private location. Then maybe Eagles Nest is for you. You golf everyday, want mountain views and prefer a gated community. I'd show you Sunridge Canyon, Eagle Mountain and Firerock Country Club.

I don't think that Fountain Hills has the "Shadow Inventory" that so much of the Phoenix Metro area supposedly has. There's no way to know for sure but the Bank Owned Foreclosed Homes has been holding steady between 43 and 49 available on the market at any given time and now we've dipped below the 35 for 3 weeks. With Interest rates still low and home prices very low you might consider investing in Real Estate. Gas, Gold, Stocks and Commodities are all at record highs and are continuing to move up. While Real Estate is at record lows and they aren't making any more of it.

Are you going to Buy High and Sell Low or Buy Low and Sell HIGH?

Fountain Hills, AZ Inventory is now under 4 months! 6 Months inventory is considered neutral. 4 months is considered a SELLERS MARKET!

If you've been sitting on the fence you might have waited too long.

There are many homes that are not Bank Owned or Foreclosed available that are priced to be competitive with the market. Even though some of these are Short Sales, which still remain a problem, many are people selling because they have to move or for other reasons. The only way to sell these homes is to price them at fair right. Don't overlook an opportunity to buy just because it's not owned by the bank.
