Elk Grove has it's first 24 hour railroad quiet zone.
The Quiet Zone will definitely improve the quality of life here in ELk Grove. The areas that will now be exempt from those hourly long train honking horns which had progressively increased over the past eight years are:
An additional quiet zone will be established at Franklin Blvd./Willard Parkway in the Spring 2008.
If you happen to hear the whistle it is because, train engineers can and will sound the horn if they feel there is an emergency, such as a motorist, pedestrian, animal or other trains that could case death or property damage.
This has been a long time coming and I know that homeowners East of Hwy.99 in Elk Grove will wonder why they can sleep through the night, now...oh it's a wonderful world!

Have you ever wondered what Real Estate looked like from 1998 until 2007 in the Sacramento County area? To the left is a chart of how many residential, single family homes SOLD in Sacramento County from 1998 through 2007.
As you can see there was a dramatic change from 2005 to 2006. Homes are still selling and we are about at the same level of sold homes in 2007 as there was in 1998.
However, if you look at the total 10 year real estate trend, you can see that there is a natural curve (NOT a bubble), but a normal low, high and low again. This is typical in Real Estate. Every 10 years this happens. The numbers do not lie. Mortgage loans are usually the culprit, just as they are now with the sub prime loans.
Which brings me to what I continue to say over and over again...make sure that you have a reputable mortgage Lender. So many home buyers just listen to the interest rate and don't focus on the entire loan package. This is another reason why is it essential to have a full time, experienced Realtor in your corner.

As far as average sold prices in the Sacramento County area from 1998 through 2007, the chart to the right shows a slight decrease in sold prices for 2007 as compared to 2006.
Many have asked what I predict in Real Estate for 2008.
Since interest rates are quite low and sellers are willing and able to negotiate the sale of their homes, I have a positive outlook for 2008. While vacationing in Hawaii, I received 7 calls from new home buyers and investors which I am currently working with. The home buyers are coming and are eager to see homes that are of quality and priced to sell.

Can't believe that the Placer County Strawberry Festival is OVER!
While on vacation there was an article in the Sacramento Bee that the Strawberry Festival ends after 17 year run.
i am sick! Who do I complain to? Was there vote? Do folks not like strawberries, anymore?
According to the article, rising costs and declining attendance has ended Roseville's Strawberry Festival.
Back in 2005 there were over 65,000 to 70,000 visitors that attended the festival and do to rain the last two years in April when the festival occurs, the attendance dropped to about 20,000. Since this event takes place using volunteers in order to raise money for non-profit organizations, the powers that be were finding escalating costs in running the festival with little or no money for the non-profits.
Originally, the Strawberry Festival started in Old Town Roseville and was a one day event versus a 3 day event. The main purpose back then was to help bring in business to the historic district of Roseville.
Change they say is good but in this case it's bitter sweet. I loved the Strawberry Festival and it will be sorely missed.

December 2007 Real Estate home sale report for Sacramento County is now ready to review. However, before discussing the Real Estate for Sacramento which is now experiencing unpresidented 50 mile an hour winds from a Winter storm, I would like to remind Sacramento to call the SMUD hotline if you are experiencing any outage or trees down at 1-888-456-SMUD or 911. BLIZZARD warning in the Sierra are now in effect, a first for us!
Hopefully, residents in the Sacramento area are remaining safe as this storm is headed toward Placer County. This is definitely a time when having cleaned house gutters and street gutters will pay off. Home ownership comes with responsibility which means keeping your property properly maintained.

They say that the best form of flattery is being copied. However, I wonder if you might call it flattery or Plagiarism? Hmmmmmmmm. Well, yesterday I received an email from one of my past clients who said she saw an article I had written on Sacramento Real Estate Voice about Fraud and was wondering if I happen to see the article on Mortgage Fraud Blog.
I clicked on the link and was surprised to see someone else's name and my entire article word for word and photo for photo placed on the Mortgage Fraud Blog.
Since my article Fraud in Real Estate? was written November 29, 2006 and the article Great Mortgage Fraud Info THANK YOU Tracy Coenen was posted February 6, 2007, it is apparent that my blog was hi-jacked with absolutely no reference to the author (me) but a subliminal message that Tracy Coenen may have written it. WOW! What a surprise!
I sent an email to the site as well as placing a comment on the blog itself. This I think bears remembering for those that have an outside blogs as well as automated responses on websites....my comment as well as a current client's comment was responded to with a strange reply that I will let you take a look at. One should always make sure that you read the comments and reply with a succinct answer that has something to do with the comment.
This evening I received an email from Mortgage Fraud Blog with their sincerest apologies,
"Thank you very much for contacting us regarding your article. My sincerest apologies as we obtain information from countless sources and are unable to verify the origins of them all. Please refer to our blog for our corrections."
This reply has me somewhat baffled in that, if that's the case then our articles could possibly be anywhere at any given time since there are countless sources and the origins are not verified. A mite troublesome, wouldn't you say? Have any of you encountered something of this nature?
Well, to put this to rest, although the original article on Mortgage Fraud blog still reads as though someone else wrote it...they have posted a Thank You Gena Riede post today and linked the title of that article to Sacramento Real Estate Voice. However, as I stated the original blog remains somewhat tenuous.
Be on the look out for your articles...you never know who might be "flattering" you!

A similar thing happened to me in the mid-1990s by a company in Huntington Beach, Anastasi Realty and his brother who owned Anastasi construction. I was a single mother and making a very moderate income when I was coerced with promises of building my credit and hope of my own home ownership one day. After getting reeled in by promises of becoming a property owner (while renting myself), an intermediary orchestrated the loans on the homes that valued approximately $750k for the new construction town homes, back then!. There were first, second and Title 1 (or third) liens on the homes. Another co-worker was also in possession of three other units. After the simultaneous closings and the disbursement of all of the funds, of which I received nothing, the culprits pocketed close to two million dollars off of us. Within two months the "tenants" stopped paying the rents (one of the tenants was the individual who orchestrated the deals). When I began to inquire as the lender's collection calls began, I was threatened with being turned into the FBI for my participation, and then my children were threatened and I left it alone.
This motivated my desire to learn more and I have had a career in fighting mortgage fraud for the past 10 years. If there is ever anything I can be of assistance with feel free to contact me. The reason the criminals are allowed to continue is that their names and company information remain a secret until (and IF) there is a prosecution.
