The day finally arrived when this Sacramento First Time Home Buyer received the keys to her new home.
This is the best part of Real Estate. It's the reason why most Realtors are in the business. The thrill of seeing someone who has taken the time and effort to prepare in the home buying process finally reach the end which is really the beginning of all the memories yet to come.
This new Sacramento homeowner was a 1st Time Home Buyer who did her homework. She got pre-approved for a mortgage loan, took the time to sit down and talk to the mortgage broker so that she understood the type of home loan she would be getting. And THEN we began looking for homes for sale.
This first time home buyer knew what her house payment would be, what qualifications were required for an FHA mortgage loan and saved money for her down payment.
After placing many offers on REO bank owned homes, this home buyer's offer was accepted by the bank and the process began. Yes, she had a home inspection and read and signed all the many disclosures and reports.
During the excitement of the home buying process this home buyer knew that she could not spend money buying new things for her new house BEFORE the loan was funded. She waited until the house was hers before hiring painters, a flooring contractor and thinking of buying items for the new house.
This is a very responsible, self-disciplined first time home buyer who saw her dream of homeownership come to life on Friday when she received the keys to her new house.

With interest rates at an all time low and many Bank Owned Foreclosed REO homes for sale as well as Short Sale homes now is the time to get pre-approved for a loan and buy a home or condo. Stop paying rent and start earning equity while taking getting homeowner tax deductions that are only for homeowners.
Sacramento Home Buyers and Condo Buyers need to have home inspections whether buying a brand new home or condo from a home builder, a bank owned REO home or a sell home for sale.
Since most experienced Realtors have a list of good professional home inspectors who have proven over time the quality of their work, it is likely that your Realtor can refer you to a good home inspector.
Don't worry Realtors do not make money when they refer you to a Lender, a pest company, a home inspector or a Title company. That is considered a RESPA violation and their license could be removed.

Make sure that your home inspector is an inspector member of California Real Estate Inspection Association (CREIA) and The American Society of Home Inspectors (ASHI). Home inspections vary in price depending on the square footage of the home for sale and whether or not the home is on a slab foundation or if there is a crawl space under the house.
A home inspector introduces home buyers to their new homes and explains how things work. A home inspection is a working canvas for your new home as well as enlightening you to any challenges the home may have and gives authenticity when asking for repairs from the seller.
And for those home buyers buying a bank owned REO home for sale, it is imperative that you have a home inspection. You need to know EXACTLY what you are buying. Even if you are getting the house at a good price, you still need to know what you are getting into along with a report of items that need to be addressed a soon as the home is yours.
Here are a few things the home inspector will be checking on the house that you want to buy:
The home inspector that I recommend provides a report outlining each item found in the home that is in need of repair or updating along with colored photos in a notebook with a maintenance manual included for each home buyer. The maintenance manual not only explains how to fix an item but also provides the type of professional that should be called along with the parts and where to buy them. It is definitely a resource that every homeowner would love to have.
Remember, every home buyer should have a home inspection.

Now, are these 2 happy home buyers or what? The day of signing FINALLY came. And what a house they are getting!
Come join me with two new 1st Time Home Buyers in Roseville, CA. They invited you to join them at Placer Title during their signing (see video below). This was an exciting afternoon for these home buyers who are anxiously awaiting the keys to their new home.
Once a home buyer has gone through the steps of finding the house they want to buy, having their offer accepted by the Sellers, the home inspection period and all the many disclosures and documents to sign... the day finally arrives when it is time to sign the Lender documents at Title.
It is a day that home buyers wait anxiously for and bring their cashier's check to the table. Most of the time signings go without a hitch. There are those few times when there are questions and paperwork that is needed so as an experienced Realtor, I always attend the signing with my clients whether they are the home buyer or the home seller.
During the signing at Title, the home buyers are asked how they wish to take Title of the house. There are several ways to take Title. Be sure to listen to the Escrow Officer, Rhonda as she explains the different ways a home buyer can take Title.
Before going to Title, home buyers should check with their accountant as to which way would be best to take Title. Most home buyers chose Joint Tenancy.

Quite the savings and now they are proud homeowners. There are some terrific real estate buys with these foreclosure homes.
