Well it seems that a lot of homeowners in New Rochelle will see their Board of Assessment Review petition end up in the Small Claims Assessment Review. The results are in, and most homeowners will have my firm and others alike, file a Small Claims Assessment Review or what is commonly referred to as a SCAR petition.
Here are a few points to be aware of:
1. You are not alone! SCAR is very common, so do not feel dejected about the fact that the Board of Assessment Review did not give you the results you were looking for.
2. You have a to have it filed by August 31st of this year.
3. The City will most likely have there own appraisal done and will thus, might require an inspection of your home.
4. The SCAR can only be filed for Owner-Occupied 1-3 Family homes.
5. The likelyhood is that this process will go into the spring of next year and sometimes longer.

There are a lot of people that keep asking me if the deadline for a Property Tax Reduction is June 1st. They are wrong. June 1st starts the grievance periord, and this year June 15th is the deadline. The towns whose grievance period is in June, the deadline is always the 3rd Tuesday of the June in Westchester County.

Westchester County residents needs a property tax reduction (me included). I just sealed the envelope to my County tax bill and it hurt :( and I put on the calender the July school tax and I dread that day as well.
It seems that every other day there is an article (like the one below from LoHud) about how Westchester County property taxes are out of control and only getting worse.
What can be done? I have no plans to move to Connecticut, so please keep that one to yourself. I like living here! I just don't know how much longer I can afford it.

It is no surprise to see that yet another Town is raising their school tax rate. I nice article just came out in the Journal news discussing the topic of rising tax rates in Greenburgh. What can be done? I guess more people need to go out and vote "NO" or they can try and get their assessment lowered through Westchester Property Tax Reduction.
