DURING THE MONTH OF JANUARY 2008 THERE WERE 40 NEWLY MARKETED PROPERTIES WITH AND AVERAGE ASKING PRICE OF $300,737.00

The least expensive property was listed with an asking price of $100,000.00 a three room ranch with one bedroom and one bath. There are still properties available in New Jersey for the first time home buyer!

The most expensive home listed was an expanded ranch style home with 11 rooms 3 bedrooms and 2 baths with an asking price of $699,900.00.

Six properties went Under Contract with an average asking price of $221,583.00 and had been on the market for an average of 50 days!

Sixteen properties closed title with an average asking price of $263,675.00 and an average SOLD PRICE of $257,518.00 this represents a 97.66% List to Sold Ratio!! Outstanding!!!

Twelve properties were withdrawn from the market with an average asking price of $336,975.00.

During the month of January 2008 there were 37 newly marketed properties with an average asking price of $404,771.00. the lowest price property is listed for $119,900.00 a three room ranch with 1 bedroom and 1 bath. There is still affordable housing in New jersey for first time buyers!! The highest priced property is asking $1,020,000.00 for a Custom Home with 10 rooms 5 bedrooms and 4.1 baths with a three car garage built in 2007.

Eight properties were reported as under contract with an average asking price of $296,887.00 and had been on the market for 107 days.

Ten properties were reported as closed title with an average asking price of $376,542.00 and an actual average closed price of $360,700.00 these properties had been on the market an average of 101 days from start to finish. the above numbers represent an average sold to list of 95.79% of asking price.

Seven properties were withdrawn from the market with an average asking price of $554,688.00 and they were on the market for an average of 230 days.

Eight properties were reported as expired with an average asking price of $50,687.00 and had been on the market for 208 days.

During the month of January 2008 there were 14 newly marketed properties with an average asking price of $251,369.00. The least expensive property is a Town Home with 4 rooms and 1 bedroom with 1 bath and is asking $169,000.00. The most expensive property is a Colonial home with 10 rooms 4 bedrooms and 2.1 baths with a two car garage and the asking price is $399,900.00. This particular property should sell rather quickly because there are very few stand alone homes available in Hamburg Borough, most of what is on the market are Town-Homes or condo's.

One property was reported as under contract a Town Home with an asking price of $280,000.00 ans it had been on the market for 294 days.

Two properties were reported as closed title with an average asking price of $164,900.00 and an actual average sold price of $146,250.00 these properties were on the market for an average of 61 days.
