During the month of February 2008 there were twelve newly marketed properties with an average asking price of $433,591.00. the lowest priced property was listed for $179,000.00 a lovely three bedroom ranch, perfect for first time buyers. The highest priced property was listed for $1,590,000.00a Custom built Colonial on 4 acrea's of property, this home is wonderful for the executive buyer.

Nine properties went under contract! they average asking price of these properties are $426,288.00 and the average days on the market are 118. High numbers are selling here!

Three properties transfer title with an average asking price of $559,900.00 and an actual closed price of $541,333.00 these properties were on the market for an average of 49 days. Holly molly, it doesn't appear that properties have any problem selling here!

Eleven properties failed to sell this month with an average asking price of $478,454.00 they were on the market for an average of 221 days.

Andover Twp., NJ is a great area to live and raise a family, lots of open air spaces easy commute to NYC. The area is loaded with things to due, many Golf Courses are nearby, Horse Back Riding, Lakes and beaches and lets not forget shopping all within reach. Sussex Borough New Jersey is a small quaint town with great shops, off Broadway play house its own private pilot airport and hospital. Good schools and is about an hour and 1/2 to NYC by car and has trains nearby in Port Jervis NY.

During the month of February 2008 there were 10 newly marketed properties listed with an average asking price of $270.937.00. The lowest priced property is asking $184,777.00 for a 2 bedroom ranch. The highest priced property is asking $539,000.00 for a 4 bedroom Colonial.

Six properties went under contract with an average asking price of $244,666.00 and were on the market for an average of 113 days.

Three properties Transfered Title with an average asking price of $299,900.00 and an actual SOLD price of $283,950.00 and were on the market for an average of 209 days.

Three properties withdrew from the market with an average asking price of $252,933.00 and were on the market for 240 days.

Eight properties expired from the market with an average asking price of $324,562.00 and were on the market for an average of 195 days.

Wantage Township, NJ is a great area for all families from beginners to move up buyers. Most properties have at least 1/2 acre or better.The area is great if your an animal lover and want to have dogs or for the bigger animals like horses this area is ideal. During the month of February 2008 there were 68 newly marketed properties with an average asking price of $303,209.00. the lowest list price is $89,900.00 a 1 bedroom condo. The highest listed price is $899,000.00 for a 10 room ranch on over 8 acres of property.

Twenty-one properties went under contract with an average asking price of $240,847.00 and these properties were on the market for an average of 130 days. Vernon Townshipis without a doubt an excellent area for first time buyers, but, from the information listed here it also has something for the move up buyer as well.

Fourteen properties Transfered Title with an average asking price of $232,278.00 and an actual SOLD price average of $227,778.00. These properties were on the market for an average of 82 days! These numbers represent an average List to Sold Ratio of 98.06%. Just goes to show you, pricing and placement with the right Realtor is crucial in any market, that's why you really need to call me when selling your property.

Nine properties were removed from the market with an average asking price of $336,288.00 and were on the market for an average of 161 days.

During the month of February there were 37 newly marketed properties in Sparta Township the average asking price is $571,586.00. The lowest priced property is asking $199,999.00 for a 2 bedroom ranch an excellent starter home. The highest priced property is asking $1,699,900.00 for a Colonial home with 3 bedrooms.

Thirteen properties went under contract with an average asking price of $527,310.00 and were on the market for an average of 108 days!

Thirteen properties transfered title with an average asking price of $639,422.00 and an actual SOLD price of $624,038.00. They were on the market for an average of 100 days! Based on this information, The average Asking Vs. Sold Price is 97.59%. This is a normal market as far as sales, although the time on the market is up slightly.

Eleven properties were withdrawn from the market with an average asking price of $707,018.00 and were on the market for an average of 153 days.

Thirteen properties Expired from the market with an average asking price of $730,017.00 and were on the market for 209 days.
