Selling agents at the showing...good or bad?

I have seen an interesting trend lately. Listing agents showing their properties! Two years ago the only listings where I saw agents were really high end properties. I have shown multiple houses lately where the other agent is there. In fact, other than foreclosure properties the agents have been present.

And although I know they have every right to be there sometimes it can be extremely frustrating to have them there as well. With so many buyers coming through and many more deals falling apart due to mortgages not coming through I do understand wanting to be there but I thought this was basic real estate 101.

I am interested in how consumers feel about listing agents being present at the showing. I know a buyer of mine just today commented that she was uncomfortable with the other agent there. She said she would have liked to spend a bit more time looking around but felt pressured to hurry up. (There were also multiple buyers as well but that is another discussion.)

I did a showing last week where not only was the other agent there but she led the tour of the home. My client, who has MS and does not walk well, could not keep up as the agent went from room to room. The agent also starting blitzing them with questions about their finances, when they were looking to close etc etc. Again my client felt pressured to rush through the home and there were some questions they had but did not feel OK asking me until we had left the home and were out of earshot of the other agent.

So from the home buyers perspective:

Do you mind when the listing agent is present?

If yes why?

If no why?

If you are or know a homeowner who is 65 or older as of December 31, 2007 you can make an application to the town hall for property tax relief.

This is also available to homeowners who are on permanent disability such as social security, any state, federal or local government retirement or disability plan. It is also available to any government related teacher's retirement plan.
