I wrote a post on one of my blogs, Florida Homes for Sale - Melbourne, Viera, Rockledge, Suntree, about year ago that discussed real estate slogans. The post was titled Do great slogans sell houses?.

As postings go it was not a really spectacular discourse but rather mundane. It may been even a bit lighthearted as I do have a tendency to approach life that way. (Hey, loosen up...)

Anyway, as I keep a check on activity I find this post always seems to generate attention. I have no reason why.

Perhaps it is some of the slogans I used as examples in the post that really high in the search engines.

A Google search of some of these slogans will bring up some non-real estate related businesses as well. Regardless, I will take the visits as a good thing!

Oh, and the answer to the title question - no. I know you are anxious to click that link and read my complete answer!

In the interim I will ponder that ageless question....

How can I capture every buyer's attention who is considering Moving to Brevard County, Florida?

I am going to share a little secret for those in the service business on how to make a client feel unimportant.

Furthermore, I will also show you to free up your calendar and maybe get that afternoon off to play a round of golf.

First, call a prospect and schedule an appointment to meet to discuss a prospective transaction, for example, review current insurance coverage.

Second (this is key), fail to show up or even call later to apologize for missing the appointment.

The above method is guaranteed to work. I was the client who was waiting at that restaurant to discuss my life insurance coverage. Nice feeling...being treated unimportant!

And, the kicker, I was ready to make a change (purchase). I will make a change in my coverage but since you are too busy I have a meeting scheduled with an insurance broker I found on the Internet.

As for any future referrals, forget it. I refer when I have confidence in the service provider.

So, if you need to free up some time on your calendar, ensure you follow the above steps exactly.

Who among us does not like to be liked? From a person's earliest of times there is a need to be liked by those around us. Sure there may be some who say they don't care if anyone likes them. I do not believe I know anyone like that myself though.

In the business world we would like our customers and clients to like us. Look at all the companies that spend tons of money on surveys about how the customer feels about the company (JD Power Survey). Look at the money corporations pay organizations and consultants to determine how employees feel about the employer or their immediate superiors. Companies want to be liked. People want to be liked.

Real estate agents are no different than the rest of the population (although they may want to believe otherwise). They want to be liked. We want you to like us and be completely satisfied with the services we provide. After all, we want to be referred to that person you know who is buying or selling! We do not want you to "flag" us with a negative comment.

That is why it is important to accept the facts as presented.

I can not tell you your house will sell for more than the market price no matter how badly I need the listing. I will tell you what your competitors are selling for at this time. If I give you unrealistic expectations and don't sell your house, will you still like me?

I can not tell you that we will find your dream house when your budget is limited. I will help you find the dream house within your budget!

Vacations seem to have a way of changing the way you view your employment, place of residence, lifestyle, goals and even some dreams.

As a Florida resident and full time real estate professional, I frequently come in contact with folks who are gracing us with their annual vacation. Some are lucky enough to make it down more frequently.

When I first got started in real estate about six years ago I encountered a phenomena I termed "orange juice in the veins."

What was the impetus for this phrase?

It was after hours upon hours of driving visitors around to showcase the positive attributes of the Brevard County, Florida area. The great beaches, great schools, convenient location, even great restaurants, no state income tax, climate. Later on I realized few of these folks were really ready to buy at this time. After all prices were a lot higher than they are now. [Hint, this could be the time to act!]

Soon I lost contact with many as they returned home. Sure they responded to my calls and emails but eventually many faded into the wood works. Thus, after miles and miles, calls and calls, email after email, and more I discovered many just had "orange juice in their veins." [Some do return and purchase later.]

My definition of the phrase: the inevitable desire of a person to relocate to Brevard County, Florida, often brought on by experiencing the Brevard County, Florida lifestyle for a brief period (vacation!).

So as you plan your vacation to Cocoa Beach, Florida or even the golf courses of central Florida, the nearby attractions, the Kennedy Space Center, that cruise out of Cape Canaveral, be forewarned that you may end up viewing your present lifestyle a bit differently!
