The average rate on the 30-year fixed mortgage hit 3.87 percent recently, down from 3.98 percent. No one alive has seen a 30-year rate like that!

Capital Economics expects the housing crisis to end this year - one of the main reasons: loosening credit. Credit requirements for mortgage loans have remained fairly stable for the last year - this after several years of constant change and tightening of mortgage lending standards. The most significant factor may be that many banks are starting to loosen loan-to-value ratios (LTV) - (82% LTV compared to 74% LTV 9 months ago.

Bank of America, JPMorgan Chase, Wells Fargo, Citigroup, and Ally Financial may soon pay $25 billion to settle the robo-signing affair. Here's how the $25 billion would be distributed: $17 billion for principal reductions, $3 billion for homeowners whose homes have been foreclosed, and $5 billion for state and federal foreclosure programs.

"Looking ahead, we may still need to provide more policy accommodation if the economy loses momentum or inflation remains well below 2 percent," San Francisco Fed President John Williams said in remarks prepared for delivery to the Bishop Ranch Forum in San Ramon CA. "Should that occur, restarting our program of purchasing mortgage-backed securities would likely be the best way to provide a boost to the economy."

Still Rock'N Between Real Estate Deals

San Ramon Realtor Still Rock'NLocal San Ramon Realtor, Craig Harper, and friends entertained over 300 guests last Friday at Crow Canyon Country Club's monthly Carvery Dinner event. Craig's band - Still Rock'N - is a composition of a number of professional and celebrity musicians who come together to provide an incredible music experience no matter what the venue. Craig & Still Rock'N were recently featured in a Contra Costa Times article.<!--more-->

I got to video the event and am now working on increasing my proficiency with video editing software which will come in handy when creating videos to help market our clients homes for sale in the Danville, Dublin and San Ramon areas.

The gig at the Crow Canyon Country Club was a knockout success, the response even surprised the organizing staff at the club. Normally the carvery night dinners attract less than 100 attendees, but last Friday saw a packed house as members and non-members enjoyed a buffet dinner, dancing and live music.

Besides Craig & Tracey, I saw at least 3 other Realtors in attendance and a couple of other mortgage brokers / loan officers besides Dennis Viers who plays bass guitar with Still Rock'N..

The event also turned into a mini family gathering for me as I brought my son in from Chicago to help with photography and my older sister and her husband drove over from Sausilito to wine, dine and dance.

We also had several of our past clients attend. When people relocate to the area, Craig and Tracey always take them to the Crow Canyon Country Club to introduce them to the facility, the staff and some members to help them get a feel for the community and begin making friends in the area.

Saturday morning Craig was back into real estate mode - rocking and rolling - with two sets of buyers looking for homes in the San Ramon area.

General Electric picks San Ramon CA for $Billion Tech Center

What better Christmas present for San Ramon, California than Wednesday's announcement by GE that it has chosen Bishop Ranch in San Ramon for the site of it's billion dollar technology center that will be staffed by 400 software engineers.

GE San Ramon CA Bishop RanchThis present has it all - increased occupancy for Bishop Ranch, new jobs for San Ramon, new residents that will need to buy homes in San Ramon, more retail dollars spent in the area, more, more more.

GE employees moving into San Ramon will find favorable home prices in the area. With interest rates remaining at record lows and the local housing market reaching the bottom of its decline, this is a great time to biuy a home in San Ramon.

"GE could be providing one of the seedlings for a new industrial age," said Rob Enderle, a San Jose-based technology market researcher. "We will move from the current generation of unintelligent machines to ones that are interconnected and smart."

GE offered several examples of the kinds of projects that the center, which will be based at San Ramon's Bishop Ranch complex, will undertake. It might help health care providers use a web of machines and software to more quickly identify and treat ailments, assist power systems in becoming more intelligent to slash customer energy costs, or provide systems in which aircraft and locomotive engines could alert engineers about needed maintenance or repairs.

General Electric is moving into Bishop Ranch 3. These are 400 new positions for GE.

Given the amount of people from the high-tech industry that we have met over the years at Experience Unlimited and CPC's Job Connections, this may be a Christmas present of epic proportions for some of San Ramon's job seekers.
