Homeowners who harden their homes against storm damage are realizing a substantial premium reduction on their Homeowners Insurance.
We had hurricane shutters installed on our windows, doors and sliding glass doors two years ago. When our Insurance police renewed we were given a credit of over $500.00 because of the additions.
Citizens Insurance, the insure of last resort in the State of Florida, has credited 470 million dollars to 46% of their policy holders. These policy holders hardened their homes and applied for the mitigation credit.
Citizens expect to credit back more then 640 million to policy holders in 2009.
At the outset homeowners may consider the hardening expenditures to be too costly, however the premium savings alone will cover the expenditure in most cases in less then five years. Beyond that the savings would be like new found money.
In our case, we will have recovered our outlay in full with-in the first four years.

Do you know Florida and maybe other States too, measure State growth by monitoring electrical service hook-ups?
I didn't!
Actually, I never gave a thought to what source was used to make the determination.
For the first time since University of Florida researchers began keeping track, 40 years ago, the number of electrical hook-ups in Florida actually fell slightly in September 2008.
Population growth in Florida has slowed and the trend is expected to continue until 2011 when the next generation of Baby Boomers reach retirement age.
Tampa Bay area has enjoyed a higher growth rate then other parts of the State. It is anticipated this trend will continue during the immediate forthcoming months.
Sun City Center, a premier retirement community and other near by retirement communities continue to draw active retirees.
Many retirees winter in the community, however there has been a marked increase in the number of retirees that reside here year round.
In today's volatile financial market we in Sun City Center are fortunate to have the presence of RCB, Royal Bank of Canada.
RCB, a well positioned financial institution, maintains an office locally. In addition to traditional banking services, RCB offers a variety of mortgage products to local as well as foreign buyers.
Their local mortgage representative recently gave us his assurance their mortgage department readily process and close mortgages financing a primary residence and/or a second home. Qualified buyers can be citizens of the United States or a foreign country.
RCB services many buyers local buyers with citizenship's in Canada, England, Scotland as well as other countries.
Mortgages from inception to close normally take four weeks, however in some cases with a cooperative, well documented client turn around can be accomplished in two weeks.
It is reassuring to know stability in many forms still exists in the money world some of which remains at our doorstep.
As has been said many times in many ways, "Now is the time to buy into Real Estate!" Not only for today but for the future as well.
I spent a good portion of last week calling owners of properties I have listed, many of which live out of town. The calls were to maintain contact and to up-date them on the happenings over the last month. I regularly appraise them of current market conditions, showing activities, etc.
Conveying less then positive news can be challenging. You have to keep your focus on the positive and your tone up-beat so as not to discourage property owner. This past week was no exception.
Buyer activity has slowed drastically over the past few weeks and understandably so. With the financial goings on and the up coming election buyers are skeptical and tend to be very cautious. Offers from those that are looking have been few and far between. There have been a few though and that is encouraging.
Nonetheless, most of the conversations I had concluded on the up side with my assurance the onset of our "Season", The Sno-Birds have begun returning for the winter, we can anticipate an increase in activity.
Wham! There is always an exception ! My phone rang Saturday morning as I was about to leave for the office. An agent from our office was calling to say she just finished writing a full price, cash offer on one of my listings with a closing date of November 10th. Color me real happy!
Upon arriving at the office I collected the contract and listing file and sat down to make the call. Surprising how easy it was going to be to hold this conversation!
I finally reached the owners on their cell phone. They were spending the weekend in the Adirondack's enjoying the fall colors. They were as elated as I was and thanked me over and over for the good news. As I sat preparing the fax I couldn't help but think how much more brilliant the afternoon colors will be to them then those they had seen earlier in the day. Good news always sharpens our senses.
