Hillsdale New Jersey Home Sales | January 2012' Single Family Homes Sold Report
Hillsdale New Jersey saw Nine homes closing in the popular town as we ring in the New Year. The list to sale price differential hovered around the 90% tile mark. This indicates that homes prices are beginning to slide downward sharply. With homes selling at around 90% of their asking price the popularity of this town may be strong but Buyers are waiting for the perfect price for their budget and taking much longer to consider all of the inventory.
The price differential is about the same as the previous month. The 90% range differential along with the average days on the market at 96 indicates that the Pascack Valley area market continues to hold it's own during the economic downturn but homes are still selling within a reasonable amount of time.
With interest rates the lowest they have ever been (hovering at around 4%), we think Buyers can take advantage of some really wonderful opportunities to own their piece of Small Town America in this special town known as the town with a heart!
The town of Hillsdale is constantly changing to keep up with the times while maintaining that very desirable small town feel.
Residents can take advantage of the many amenities offered such as the Top Notch Hillsdale New Jersey Schools and Community Events.

There are currently 39 Actively Listed homes in the town of Hillsdale with an average List Price of $595,603. When comparing the average sold price of $388,000 to this month's average list price, we must assume that the market is dipping dramatically. There are ultimately some fantastic opportunities in this popular town with prices for every budget as Sellers are more open to negotiating, depending upon the motivation to sell.
Sold Hillsdale Homes for the month of January ranged from a 4 Bedroom Cape Cod for $300,000 to a Four Bedroom Ranch for $515,000.

As you enter the small town of Emerson, you are greeted by the quaint Train Station on Kinderkamack Road. The Pascack Valley Train line serves as a link to New York City just 22 miles away. Emerson is 2.2 square miles with approximately 7,200 residents and a strong sense of community as is illustrated by the many town Parks and areas for recreation available to residents.

The tight knit community takes great pride in offering the children of the town a wonderful school system and sports program.
Grammar school begins with Pre-K and goes to 2nd grade at the Memorial School while 3rd - 6th graders attend the Patrick M. Villano. The Jr./Sr. High School runs from 7th through to 12th grade. 
In addition to the Centennial Park, residents can enjoy seven more parks throughout the town. Or residents can take a nature walk on one of the trails through the 19 acre parcel called the Emerson Woods Preserve.
The Borough of Emerson continues to complete the Revitalization of the Business District and has a Super Stop and Shop as well as a new apartment complex conveniently located directly across from the Emerson Train Station and Bus Stop. 
There is also a Senior Housing Complex as well as a beautiful Emerson Pharmacy.
The popular Emerson Hotel also got a new face and extended to outdoor dining for the warmer months.
