I was fortunate enough to do a whole home seller inspection a few weeks ago for a couple selling their home FSBO. Their home was 12 years old and was very well maintained. I did find a few minor issues that they were able to correct before they received any offers. They called me today to let me know they received a FULL price offer and closed on it this afternoon! Wow...that did'nt take long!
Am I crazy? Or is a seller inspection a great tool in marketing your home? It seems to me the only two reasons not to have a pre-listing or seller inspection would be....cost...or trying to hide something from potential buyers.
I certainly know one positive...the seller was able to show an independent condition report to their buyers and the buyers Realtor. This couple had no problem with the inspection fee and was able to provide full disclosure of the items that were originally of concern. The buyers were satisfied enough that the only additional inspection they asked for was the WDO.
Anyway...Realtors....what do you think of seller inspections? Have you ever suggested this to your clients? Have you had a good/bad experience with pre-listing inspections? Let me know what you think.

It's that time of year...time to set your clock back and get that extra hour of sleep! This also a great time to change out the batteries on your smoke and CO detectors. If the unimaginable does happen, and you experience a house fire, your survial rate will be much higher with a functional smoke detector. So take five minutes and change your batteries...you get an extra hour to sleep anyway! Have a great weekend everyone!
