For the past couple of years, sales and sales prices have been down in Chestnut Bend. 2009 looks to be the year that sales are really turning around in this beautiful, convenient Franklin neighborhood. Sales are up 36% compared to this time last year and already 28% over the total sales of 2008. Though prices are still down a little bit, Chestnut Bend appears to be leading the area in recovery!

Notice that Days on the Market has declined 28%! Homeowners are seeing their homes sell quicker than any time in the past two years. The popularity and location of this neighborhood made it a shoe in for an early come back in this down market.

Bradford Hills continues to have good sales in 2009. The number of homes sold is just down 15% and the prices are down even less. Of the 23 homes sold this year, 11 were sold in the first 6 months and 12 in the following 3! There are currently 16 homes listed as active and one pending. Of the 16 active, 4 have inspection contingencies. First time home buyers are trying to get into these homes before the Tax Credit expires on November 30th of this year.

Nashville TN Real Estate prices and sales are all over the board, with the average being a reduction of close to 30%. The number of home sales is down 30% in Holt Woods this year. This number is very consistent with the Greater Nashville Area's statistics for 2009.

The most interesting trend that one sees is that most of the sales listed below occurred in the months between June and September during 2009. The bulk of the sales in 2008 occurred between May and July, and the year ended with one sale in September and one in October. 2009 looks like it will pass 2008 this fall in sales. There are already more closing on the books than occurred last fall.

There are currently 5 homes on the market and one pending. The balance of inventory to sales is in balance and possibly low in inventory. First time Homebuyers are still grabbing homes in this price range to close before the tax credit ends on November 30th.

Nashville TN Real Estate sales are down 30% for the year compared with this time in 2008. Nashville's Sales prices are down an average of 11%.The days on the market are very similar to last year and are averaging 77 days.

Chestnut Springs, located on the western side of Brentwood is one of the most affordable neighborhoods in Brentwood. Because of this, sales are generally consistant and the sales for 2009 are very much that compared to 2008. Last year, 2008, 7 homes sold in the first 3 quarters and this year, 2009, 6 sold.

At the time of this report there were 7 properties listed for sale with an average of 70 days on the market.

Looking at actual sales from 2008 to 2009 one finds the following comparisons:

Brentwood TN Real Estate in general shows asking prices down only 1.2%. The sales prices, however, are down 5%. This shows that though prices are down, Sellers continue to ask for last years pricing. The total number of Single Family homes sold is down 18% to 365 from 445 in 2008. There are currently 514 properties on the market.

Brentwood TN Real Estate Trends for 2009 - Raintree Forest Market Report

The last Raintree Market Report showed sales down 75% from the same time period in 2008. Good news in this area shows that the numbers year to date, of sales, are now only down 50%. Basically, 8 homes have sold in Raintree in 2009. 4 in the first half of the year, and 4 since July. In 2008, 15 homes had sold by this time, but 12 of them sold in the first half and only 3 in the next 3 months.

This tells us that sales have picked up considerably since June.Raintree Forest

Prices on the other hand have continued to drop. On first look, the statistic show a a decrease in AVERAGE sales price of 15%. Since there were so few closings, I was able to study them more in-depth. By deleting the sale on Highwood Hill, which sold at a bargain foreclosure sales price, the numbers show a decrease of only 3%. The last 3 properties to close averaged 3300 square feet instead of the usual 3600. This does indeed affect the average sales price.

Days on the market are up from 88 days to 133 days.

As the market continues to rebound, the prices should begin to stabilize. Homeowners in Raintree Forest and potential Buyers should feel confident that their home values have beat the market trend as far as pricing is concerned.

With their wonderful walking trails and other community amenities, Raintree Forest will always be a favorite place to live in Brentwood.
