It's time again for the Purity Daries sponsored Miss Martha's Ice Cream Crankin' Contest. 
This annual all-you-can-eat event is scheduled to begin at 4pm on Sunday June 14th at the First Presbyterian Church in Nashville TN.
This year there will be live music by Ashley Cleveland and Jonell Mosser, Paul McLaughlin - famed Country, Rock, and Southern singer, and many others. What better way to spend a Sunday afternoon than cranking and eating home-made ice cream and listening to good music!
The monies from this event go to support The Martha O'Bryan Center in East Nashville. The contest itself will be judged by local celebrities. The winning entry will become an Official Flavor for Purity Premium Ice Cream.

This Saturday Kick Off the start of Summer at Farmapalooza at the Franklin TN Farmers Market! Bring the entire family and plan to have a fun filled day. There will be opportunities for the kids to learn how to milk a cow, have their faces painted and win prizes. There will be plants and seeds for them to take home.
The Franklin Square Pickers and Tom Grant will provide music all day as you wander through the many booths of crafts, organic foods, homemade pastries, jams, soaps, and numerous other things.
Chef Cyndi will be on had doing demonstrations on Organic cooking. There will be fresh organic vegetables, meats, milk and eggs from local farmers. If you
haven't signed up for one of the local CSA programs it's probably not too late yet.
This year I signed up for a half share. What that means is I pick up a box of vegetables every other week instead of every Saturday, as the full shares do. This is what I got this week: Red Kale, Collard Greens, Broccoli, Green Onions, Strawberries and Lettuce.
There is no better way to make sure you eat enough fruits and vegetables!

Saturday is the 7th Annual Run4Kids fundraiser for the Tennessee Baptist Children’s Home in Brentwood TN.

This is a FUN 5K Run/Walk.
The course winds through the campus and out into a neighboring subdivision. It's mostlly level with a couple of slight inclines. There is a shorter 1 mile run for the kids (9 and under) and a 100 yard dash for kids 4 and under. There will be lots of food, prizes and fun things to do for the whole family.
The run takes place at the Campus at 1310 Franklin Road in Brentwood TN. The 5K starts at 7:30am. The children’s runs start at 8:30. Pick up your shirts in the Gym on Friday afternoon between Noon and 6pm.
The nice thing about this event is that 100% of the money goes to the Tennesse Baptist Children's Home.

Nashville TN Real Estate Bucks National Foreclosure Trends by 33% to 42%!

The numbers were just released by The Tennessean that though the foreclosure and delinquency rates are up, they are still well behind the National average.
Currently, the Nashville TN area delinquency rate - that is those homeowners 90 days or more - was up to 4.2% in March when it was 2.8% in March of 2008. The National numbers are 6.2% for March of 2009 and 3.8% of March of 2008.
Foreclosure filings were also up over 2008 data. The local numbers have doubled since last year. March filings were .7% in 2008 and 1.4% in 2009. This is still well below the National numbers of 2.1% in 2008 and 2.4% in 2009.
In summary, for the past 12 months, Nashville area foreclosures were up 35% where the Nationwide foreclosures were up 60%!
$8000 First Time Home Buyer’s Tax Credit - 5 Important Questions!
There are SO MANY Homes in Nashville TN that qualify for this credit. Please read on to see if this will be helpful for you too!
1. What Exactly is the $8000 Federal Tax Incentive?
This is a tax credit given to first time Home Buyers of 10% of the purchase price of the home up to $8000. That means if you purchase the home for $80,000 or more the credit is $8000. If the sales price is less than that, the credit is 10% of the sales price.
2. Who Can use the Tax Credit?
Any first time Home Buyer, or anyone who has not owned a home in the past 3 years. The exact time would be 3 years prior to closing in 2009.
3. ANY first time Home Buyer - or are there Restrictions on income?
Good question! It applies to single people whose Adjusted Gross Income (AGI ) is than $75000 or married couples, filing jointly, with and AGI of less than $150,000. Those who exceed the income cap are not totally eliminated, but receive a reduced credit. This is where you need to talk to your accountant or at least a knowledgeable lender.
4. Is this the same as the 2008 Tax Credit and do I have to repay it?
No. The 2008 Tax Credit was designed to help lower home inventory and had to be repaid over 15 years. It was basically an interest free loan. For homes purchased between January 1, 2009 and December 1, 2009 there is no repayment requirement. The money’s yours as long as you do not sell the property within 3 years of purchase.
5. How do I get the Credit?
You simply claim it on your 2009 tax return. The new IRS form 5405 that will be attached to the 1040 form will have a place to put the credit. You can get the form at www.irs.gov.

If you're purchasing in Tennessee, the Tennessee Housing Development Agency, THDA, has a special program to use this stimulus. It comes in the form of a Second Mortgage for downpayment and closing cost assistance. It allows Buyers to get into the home with very little money out of pocket.
The Second Mortgage is at 0% interest until June of 2010, at which point the buyer's tax refund should have arrive and they can then pay off the second. For more details on this program visit the THDA website.
